I am an out of town investor based in Los Angeles, and I trusted Lisa and PMZ Real Estate The West Experience to handle the sale of my fully rehabbed property in Modesto. Unfortunately, this turned into one of the most disappointing and costly real estate experiences Ive ever had. If I could give zero stars, I would. From the beginning, Lisa and her team assured me they could sell my property for $425,000, which is why I agreed to work with them even at their 6.5% commission, which is higher than many other firms. For the first couple of weeks, things seemed fine. But soon after, Lisas tone shifted, and she began sounding impatient and pressured. Despite the fact that my property had been fully renovated including a garage conversion that added valuable creative/living space Lisa insisted that a lower priced listing across the street meant my home wasnt worth the original price. She pushed me to drop the price to $395,000, telling me, aEURoeIts time to rip off the Band-Aid, Julio,aEUR? and claiming this was the only way to get more attention and avoid a market downturn. Looking back, I believe fear was used to pressure me into a decision that wasnt in my best interest. On top of that, Lisa allowed the appraiser to access my property using my personal lockbox, and the keys were never returned. She refused to take responsibility for the loss, leaving me an investor living 6 hours away to drive all the way to Modesto to bring a spare key, make new copies, restock the lockbox, and then drive back home. That was an 12 hour round trip that I had to absorb entirely on my own, with no compensation, apology, or accountability from her. What made everything worse is that no one reviewed the numbers with me before the price reduction. I trusted their expertise and assumed they were guiding me responsibly. Instead, the only time I saw the actual financial breakdown was at the final signing when the notary showed me I would walk away with about $6,000. I was shocked. I went cold. At no point did Lisa or the broker take the time to explain what my final payout would look like. When I expressed that I wanted to cancel the sale, Lisa became visibly upset and told me I was making a mistake. The broker then warned me that backing out would expose me to legal action from the buyers, who had already made relocation plans. At that point, I felt trapped with no real support from the very people who were supposed to represent me. They did agree to shave off a little bit of their commission which ended up giving me an extra couple thousand dollars which did not make a dent on the total loss. To make matters worse, after I questioned the situation, Lisa essentially washed her hands of me and said I would be dealing with Aaron and the broker from that point forward. I was completely dismissed during the most critical part of the transaction. In the end, I estimate that I lost around $80,000 because of how this sale was handled. As an investor who has completed multiple real estate transactions, I have never experienced anything like this. The lack of transparency, the pressure tactics, the mishandling of my property, and the failure to communicate crucial financial information were unacceptable. I trusted this team with my investment, and that trust was misplaced. I do not recommend this real estate agent or the agency she represents to anyone especially out of town investors who rely heavily on honesty, communication, and professionalism.

If you're looking in Modesto, especially if you don't live there already, Kris is a good contact. He was able to pick up on our likes, dislikes, and sensitivities to guide us in our neighborhood selection. An okay house in an amazing neighborhood is better than an amazing house in a so-so neighborhood. Also, it's a very tough market for buyer's right now. The upward pressure on price is... incredible! It helps to have a patient person who can think creatively about structuring a deal in order get your offer accepted.

Sung Park is the best realtor. This was our third time working with Sung. He helped us buy our first home in 2017! He wasnt our first realtor and I am so grateful we met him and switched!! He is extremely personable and professional. He made us feel confident and comfortable with the whole process of being first time home buyers with a tiny budget. I think its important to note that even though we had a tiny budget, he never made us feel less important.Then when we were ready to sell our home, he was right there to help us through that experience again. Aaron is the absolute best! His knowledge of the market and its relationship with the overall economy is just one of the things that really sets him apart. He encouraged us not to sell our house in Ripon in November of 2020 when we thought we should sell because the market was hot (but we werent quite ready to move). We took his advice and waited until we were ready to move to put our house on the market, and Aaron and Damien sold our house in June for OVER $150,000 MORE than we thought wed be able to sell it for in November! Not only did the value of our home increase significantly in the 7 months we waited, but it sold for $50,000-$60,000 more than the market said it was worth when we sold it. Professional, quick to respond and go above and beyond including helping our son and daughter in law when they moved to Turlock earlier this year. We must have seen and asked Kris about a couple dozen homes, making offers on a bunch only to either be overbid or when we felt sellers were unnecessarily, or reasonably delaying their commits having Kris pull our offers and he responding like a champ without hesitation after doing some heavy lifting to get our offers in. Kris was AMAZING!! My husband and I decided to buy a house in this crazy market and couldnt have picked a better agent to help us! Kris asked me what I expected out of him and I said Kris I expect you to find us the perfect home!! And so our journey begun. I would call or text him when we wanted to view a home and he would get us in usually same day. There was one specific occasion where we wanted to view a home and there were no more appointments left. Kris talked to the agent and got us in the very next day. We ended up putting an offer on that home and unfortunately were out bided. The next 2 offers after that were the same story. We were starting to get discouraged and Kris reassured us that we were close not to lose hope those homes were not for us. I didnt know it at the time but he was right! He called me one Monday morning to tell me about a house he had set up an appt for us. I looked at the house online and really liked it but didnt get my hopes up it was super close to the top end of our budget and felt like we would get out bided. We went and saw it fell in love with it and put an offer on it. Three days later Kris called me with the amazing news!! They accepted our offer!! Kris and the west experience team worked super hard to get our offer accepted and I cannot Thank them enough!!! Kris found us a dream home in an amazing neighborhood. If you are looking for someone to genuinely have your best interest at heart Kris is your guy! He was very responsive kept me informed every step of the way.
