I had a very "different" real estate situation. I had moved to Melbourne Australia for a 3 year work project and was renting out my home in Riverside CA. I had already decided to sell my home if the current tenants were to move out. Well, they did end up moving out and I found myself in a foreign country, with a major time difference, during a pandemic lockdown, and needing to get my home all ready to sell, get it on the market and get it sold. Enter Adam, who I have known for several years and who was also very instrumental in finding a home for my daughter in the previous year. Adam kept me calm, walked me through the process, did virtually everything I needed to get the house to market, did all my negotiating for me with the prospective buyers, and made my experience pain free. At any point where I had a question or concern, Adam responded immediately, despite the major time difference. I walked into this very stressed and thinking that I would never be able to close and I walked out a very comfortable, satisfied home seller. Adam and his team are straight to the point. They move very fast I almost couldnt believe it. He is very knowledgeable of the market and already had a plan on how to sell my house. I initially was a bit reluctant to move forward because two other houses in my neighborhood were listed higher than mine but Adam laid out his strategy and after one weekend of showings, my neighbors couldnt believe how many people were at my house during the showings. By Monday we didnt even need to put a counter offer in because I received an offer $50k above asking. By Tuesday we were in Escrow.

Adam stuck with us in the battle for finding our perfect home and making our offers work for us! We found a buyer very quick, but what we didnt anticipate was the time it would take to find our replacement home. Our buyers werent going anywhere due to the market, they did get our home at appraisal compared to many homes selling over appraisal, so we had time to find our perfect house and Adam really showed us everything we wanted to look at. He advised us on how we should write our offers to get considered and without going way over asking or appraisal price. If you ever feel uncertain at any time he is happy to answer you questions, be sure to ask all the questions and communicate as much as you need! Adam gets the job done.

Adam was relentless in selling our home. He was personally onsite at every showing to ensure the potential buyer and their agent were aware of the unique selling features of our home. When it fell out of escrow with our initial buyer, Adam had us back into escrow with a full price offer within days. Adam stayed with us through the entire closing process. When our new buyer had a problem with his lender, Adam stepped in and helped resolve the issue and on top of it got us a per diem until the delayed closing was completed. In the time of COVID-19, house shopping is difficult. Adam made it so much easier. He was very attentive, answered all of our questions, was timely and personable. He kept us up to date with MLS listings that matched our criteria - which changed during our search. He kept up with our new demands without any complaints. We had work schedules that we needed to work around to view houses and he graciously obliged and got us viewings - often the same day that we requested them. When we wanted to see multiple properties on a Saturday, he made it happen. He scheduled them wonderfully, so we didn't have any dead time between viewings and did not backtrack around town. Any time you decide to buy or sell a home aEUR" unless you are a gazillionaire with money to burn or a jaded real estate professional aEUR" the undertaking gives rise to uneasy fear and anxiety. The entire process is daunting as there are many unknowns and frequent disappointments, and a lot of money is involved. If you are a buyer, you wonder whether the home you think you want will be everything that you hope and more. And if you are a seller, you dwell on the wonderful memories attached to your current home, even if it is far from perfect, as all homes are. Worse is when you live in Old Town Alexandria, Virginia, an historic 17th century colonial-era city on the east coast that is 15 square miles in size and has a population of 160,000, decide to move 2,700 miles across the country to live in Torrance, California, a turn-of-the-20th century city on the west coast that is 20 square miles in size and has a population of 150,000, and deliberately skip over the intervening 161,000 square miles of the contiguous United States. Torrance is a planned community designed by Frederick Law Olmstead, Jr., a brilliant architect and urban planner who famously created the Biltmore Estate in Asheville, North Carolina, the largest privately owned home in the country. It is the 8th largest city in Los Angeles County, the 39th largest in the State of California, the 171st largest city in America, and a very popular place to live. Folks will tell you that the available housing inventory in Torrance is often very scarce, particularly so in the tight real estate market that much of the country is currently experiencing. And knowing this, I still tell my realtor that he needs to find a newer building in a town dominated by older construction, and it needs to be near aEUR" preferably walking distance aEUR" parks, great dining, shopping and cultural activities. And it has to be both awesome and affordable. Oh, and hardwood floors and friendly neighbors would be nice to have. Enter Adam Schwarz. He found the home that Ive always wanted aEUR" an open floor plan, high ceilings, modern amenities, a gas stove, a swimming pool . . . and hardwood floors. I virtually aEURoetouredaEUR? potential homes with Adam via facetime, and after six months I finally found the right one for me. I made an offer that same day, had the offer accepted without condition the next day, completed escrow electronically in just 3 weeks, moved in 2 days later, and slept in my new place on an air mattress provided (and personally inflated) by Adam because the speed of the closing did not allow me time to pack-up and move my belongings. There will always be fear and anxiety with a purchase or sale this big, so the key is to have the right professional standing with you from start to finish. One who knows how to get you where you want to be. For me, that person was Adam.

He got $15,000 above asking price and sold it after the first weekend. I really think the photos and video made my house look so amazing to the point I didn't want to move. Adam is the man! Seriously, he had our home listed with professional videography, had an open house and got us over 14 offers all within two weeks of us deciding to put our home up for sale. If you're buying or selling a home call Adam NOW!!! Absolutely amazing experience from start to finish. We ultimately bought the first floor plan we walked through, but Adam encouraged us to walk through all 10 models!! I'm glad we did because it solidified the fact that we loved the first floor plan.
