Adrian and his team did a excellent job for me! I am an out-of-state seller and was totally dependent on Adrian for his help in selling our property! Adrian was the only realtor who immediately followed up with me following his flyer to my Maryland residence! We clicked right away! I could tell he was experienced and very good at what he does! I can say that from the start of this process to the finish, Adrian did a great job throughout the entire process! Even during some disappointments, he hung in there and found us a buyer! Adrian had a great targeted flyer that included my home details. I saved this for the time when we were ready to sell my Mom's and Grandparents original home, which was built in 1920. He responded immediately to my calls and made an appointment to meet me at my office in DT Los Angeles. He explained the process and gave us a good understanding of our homes expected value. We were pleased to learn it was worth more than expected because of the location and Craftsman style of the home. He found several interested potential buyers and we were pleased with the level of interest that he generated. Appointments were set up quickly and we soon had a couple of offers. We listed it at $599K and received an offer for $580K that we accepted. The young couple pulled out when the home condition inspection revealed foundation damage on top of the old roof and old appliances that were in working order. Adrian used his contacts to locaate another investor/buyer that offered us $530K and would make all of the repairs. We accepted this offer and were very pleased that is was a cash deal and 14 day escrow. All went smooth and it closed early. Adrian kept me informed at every step. He was patient with my questions and my wife's input. He made her feel included in the deal even with the house in my name. Adrian help to recommend and initiate the 1031 Excahnge process for us. This was very helful and convienient for us as I am very busy with my work. Funding went thru very quickly. Adian was caring and helped us through the entire process. I would be happy to recommend him to anyone I know well. Very professional and responsive. I know he will continue to be successful.

Adrian is straight forward, honest and extremely diligent. His knowledge, concern and eagerness to assist in every way possible made dealing with my devastating foreclosure issues manageable and put me at ease. I was living in a family owned 1927 home since mid 1960's and my financial situation was beyond stressed and forced late payments. After the loss of my mother & father the home was literally falling apart & I was unable to afford repairs or negotiate with the mortgage holder to work things out because they would not recognize me as being authorized to access the loan even though I was legal owner of the property. I contacted several cash buyers and Adrian was the 2nd to visit. From day 1 Adrian impressed me - he was delayed slightly in traffic & called to notify me in advance and presented all the documents which included market analysis, a ready contract/ offer that he thoroughly explained and detailed referrals. He assured me that placing it on the market as-is would generate a higher net but was never aggressive or pushy about going that route. He did explain the foreclosure procedures & length of time I had to find an option was longer than I'd anticipated when others attempted to persuade me to act immediately. I did not sign with him that day but I was nearly certain I would be working with him from that point on. While receiving 2 or 3 more estimates I continued to stay in touch with Adrian and assured him that none of the other visitors had prepared as well as he did or were able to convince me that they would be able help assist with the the issues of relocating. Through some mind changing & back and forth on my part Adrian remained supportive & understanding. I had been totally ignorant to dealing with any and all real estate matters & was intensely paranoid about getting taken. I did eventually agree to list the home as-is and again Adrian assured me he would do his best not to use any signs & keep any tours minimal, private and scheduled. We listed the home for 349K originally and within one week he had an offer for 330K. The house was sold for that amount and as promised Adrian and Raul worked with me beyond expectations to find, negotiate, inspect and purchase the home I am living in now. Raul is part of Adrian's team & was assisted mostly with setting up viewings, inspections & escrow services for the new home and is 100% professional. I would strongly recommend contacting Adrian & his team for your needs. I opened this review saying they are straight-forward & that is what impressed me most. I did have a couple concerns they were not able to answer and they admitted not knowing. They did not tell me what I wanted to hear - If they did not know they would take the time to research. As it turns out - I am now in a much better place in all respects thanks to Adrian & Raul. Do not hesitate to call him. You may get a better offer (I didn't) but I doubt any other agent could measure up to the service, professionalism or integrity Adrian & his team provide. I am super impressed with Adrian Cafuentes and Century 21.I had a property to sell in Los Angeles that I inherited from my mother. The property had a 3bd home in the front with a 1bd house in the rear. The rear home had a 84yr old tenant that had lived there since 1989!! I was selling this home As-Is. The tenant had a lease until sometime in August. Adrian was professional and kept me abreast of all offers and what potential buyers were communicating. Many of the people interested in the home, did not want to buy with a tenant. Adrian went over and beyond getting this house sold. He assisted the tenant in finding a new spot, and helped him move. He was in constant communication with me and made this transaction extremely smoothe. My house went on the market in May and escrow closed in July.The Century 21 staff were pleasant, informative and answered all of my questions professionally. I previously used Adrian in helping sell my parents home last year. My husband and I contacted Adrian to help sell our home of 22 yrs and to purchase another to accommodate our family which consists of growing grandkids now. This sale took a lot of work, as house had been a rental for 18 years to the same tenant, and needed updates and Code Issues, and a lot of work. We lived 275 Miles away. So when we selected a Realtor there was a lot of questions because we were remote. Adrian done a lot of work on this deal. A lot of coordinating with sub-contractor, inspectors etc. One sale dropped out thru no fault of Adrian's. But we all hung in there and got it done.Thanks to Adrian. Whether selling or buying real estate, the process can be stressful. I can say unequivocally Adrian guided me through the process of selling my property with minimal stress. Adrian Cafuentes is most assuredly a man of his word. Intelligent, diligent, pleasant and knowledgeable are the first adjectives that come to mind when remembering my dealings with Adrian. He first advertised at my Uncle's home in Inglewood awhile ago. My uncle saved that ad. All this time later, I contacted Adrian and from day one he made my uncle, my mother and myself feel completely comfortable. We relied on Adrian for his expertise. We have been misled by several realtors before. We were very hesitant on finding someone new and disappointed with the outcome. I decided to look online and found Century 21 A Better Service. As a first time homebuyer, we needed a lot of guidance along the way. The ideal realtor is someone who knows your needs, likes and dislikes. Adrian has represented me as both a buyer and seller of real estate I invested in. He was very responsive to my questions, had a positive attitude, and the transactions were a success! On one transaction he represented me as the seller and represented the buyer...often it seems a dual agent favors one side over the other, but I feel even when some adversity arose on the transaction, he did a great job of being fair to both sides and the problems were eventually resolved and transaction closed! Where do we start?! When we started the home buying process we told Adrian that we were on a 3 month timeframe. WE WERE MOVED IN WITHIN 3 MONTHS! We didn't want my son with special educational needs to have to continue transitioning schools so we were on a crunch. Now, we are living in the home of our dreams, he loves his new school and we are completely satisfied. Adrian's strongest assets are his responsiveness to your questions (and we had a million), his honesty (sometimes hard to hear, but necessary) , and his creativity to ensure that you get into your home. He showed us a couple dozen homes within a month. It was a great collaboration. We put our trust in him and we feel very fortunate to have had such a smooth experience. Adrian was always willing to accommodate our hectic schedule and was extremely patient and understanding. Given that we had an FHA loan from an out of state lender, Adrian was able to negotiate with the seller to accept our offer which was a difficult task in this current Southern California housing market. He is very professional, yet personable which provides the recipe for a successful real estate transaction. Adrian was also very easy to reach at all times of the day and if we werent able to reach him, he would call us back or text us right away. Adrian helped me achieve one of the biggest goals I wanted to accomplish in life: become a property owner by the time I was 25. And he did it! Adrian was honest with me throughout the whole transaction so that I understood which goals were going to be attainable. This is someting not all agents do, as many tend to focus on getting a buyer in one way or the other, even if in the end it means someone potentially losing a house due to not keeping up with their mortgage. Knowing my agent was looking out for my best interest was reassuring and definitely allowed me to have complete faith in his service.
