Arianna and her team were so wonderful to work with from idea conception to close of escrow. It was due to Ariannas expertise that we were able to secure the property successfully since there were several other bidders. Arianna and her team were extremely professional during the negotiation and in every phase of the process. They followed up on every single question I asked and if they didnt know, they researched it and found out. All their responses were very timely and well organized. The team provided guidance throughout the entire process and during an especially difficult and frustrating loan process, they were there walking me through it and even escalating when necessary. Despite a ton of blockades being thrown at us, Arianna and her team were able to even close by our original close date which was in 30 days. I felt as though I was her sole client with her ability to keep track of everything that was going on simultaneously and her quick and assuring responses through the process. I felt taken care of and listened to and definitely felt like I was in great hands.

I am very pleased to give Arianna my highest recommendation. She was outstanding! As an attorney I was planning to do a sale by owner but a friend convinced me to contact Arianna and am I glad I did. From the time I met her I knew I could trust her. She was pleasant, professional, diligent and motivated to do the work. As it turned out she was able to get far above the price I had planned to list at and within 3 days she had over ten offers- many of which were above the listed range. When there were issues that arose from the buyers lender, which caused delays, Arianna communicated them immediately and remained calm, cool and collected despite my own anxiety over the matter. She successfully used her problem solving skills and handled the issues professionally and respectfully. My husband and I have been 4s Ranch residents since 2006. We picked Arianna because we've seen her all around our neighborhood and that to us meant a realtor who was 1. Very knowledgeable of the neighborhood 2. Would get us top dollar. What we found when we met Arianna was so much more than this. Right from our initial interview to closing our both our home buy and sale, Arianna was really top class. Picking Arianna: We interviewed 5 realtors and we had NO doubt in our minds that Arianna was the right partner for us. She came so well prepared for the meetings, was upfront and set realistic expectations and was competitive in her proposals. She took detailed notes of our wishlist and we could see that the list stuck crystal clear in her head throughout the process. Home Buy: Arianna knows the 4s Ranch, Del Sur, Lakes/Crosby areas like NO ONE else. That to us was a bug plus when it came to seeing homes that fell in our wishlist, seeing them aggressively. On each of those visits, we found Arianna actively listening to us, soaking in the subtle cues and incorporating it in our future showings. Never once did we feel like she was trying to push a home on us. She had her homework done, so she was able to answer questions that we had, she was in touch with the seller's agent and gave us valuable insights into the homes all through the process. We decided to buy a new home and we rested assured that she was putting forth a calm and well thought out front for us and got us an aggressive deal through her negotiation skills. One thing to note here is she aimed to push the needle forward to the maximum extent but would inform us when she thought it may be an unrealistic expectation. All in all, we walked away from the home purchase feeling great about the price we landed on. Home Sale: Arianna aggressively jumped on the home sale as soon as the buy was underway and set us up with a plan for staging, pictures and advertising material. We got a great checklist to go off of and every step was executed to the T. Our home's listing landed right before COVID-19 madness ensued and she got us an offer that was top dollar for our home within 3 days of the first open house. What followed though was a roller coaster ride with the buyer given all the uncertainty with COVID-19. This is where we saw how SOLID our decision was in picking Arianna. She was a pillar of support for us, strong negotiations when they were needed and pulling off so as to not scare the buyer off. We had to make difficult choices as a seller through the way but never did we feel like we were dealing with a partner who was forcing us to take a lower deal or compromise on our bottom line. The mark of a great realtor is in these difficult times and we cannot thank our stars enough for picking Arianna and thank Arianna and her team enough for the level of commitment, integrity, dedication and follow-through that they bring to the table every step of the way. The Team: One thing to note with the Schwarz group is Arianna is front and center with you all through the process but there is such an efficient team backing her up. I recently closed on a condo in a hot market during the lockdown. To say I got lucky to land the home I did when I did is an understatement and this is in large part thanks to Ariannas extraordinary efforts. Arianna is savvy and positioned me best to get my offer accepted. Furthermore, I was impressed by her knowledge of the area, insights, bargaining skills and resources she brought to me throughout our time working together. Arianna is friendly and communicative and she makes the process, which can be daunting at times, calming and (dare I say?) enjoyable. We used Arianna's services to both purchase and sell homes this past summer. I have been familiar with her name for years since I've lived in 4S since 2012, but our paths had not crossed until these transactions despite having multiple common friends. We had a very positive experience all around. We had several things that needed to be done to get our house listed: carpet, paint, gardening, window washing, house-cleaning. Because Arianna is local to the community she had multiple contacts for each of these needs. She helps us to find suitable, cost-effective options for each, two of which we have gone on to use in our newly purchased home since, and have recommended to others. Arianna gets "top dollar" as a previous reviewer mentioned because she understand her market, as a local homeowner, and her marketing is the best. Arianna was the listing agent for the home we purchased, in addition to representing us for both our purchase and sale, and made absolutely sure to be straightforward and honest in every aspect of the transaction. We cannot be happier that we stumbled upon her acquaintance when we contacted her from the open house (for the home that we ended up purchasing). I cannot recommend her services highly enough; if you want to sell your home, especially in 4S Ranch, she is my first choice!

Recently we downsized and sold our house at 4S ranch. The sale was exceedingly smooth and we owed it much to our agent Arianna. We contemplated the sale more than a year ago and at that time we contacted a couple of agents and Arianna stood out. We chose agents who were experts of the local market, but other agents failed to dedicate either resource or attention to us. One agent had several members of one team to call us independently and we had no idea who was in charge. Instead, Arianna worked directly with us from the day one. She gave us an overview of the market and listened to our needs and expectations. She did not push us to start the sale right away. We told her that we would postpone the sale for a year, she was patient and followed up a year later and it kick-started the sale. We explained to Arianna that we were not in a must-sell situation, and would sell the house only if the price was right and the cost was moderate. One of our conditions was that if we decided to pull the house out of market, we did not have to pay for her marketing expense. She understood it well and agreed to our conditions. She helped us come with a plan with necessary but not excessive repairs and staging, which really improved the presentation of the property. She recommended a handyman for some repair work, and the work was good and the cost was reasonable. While she recommended a day for the first open house, she was fine when we ask for one-week delay. Arianna did a great marketing job, and she had two very busy days for open house with a large number of visitors. Within two days we had several competitive bids and by the fourth day we reached a deal. When we started the sale cycle, we planned for 60 days. As such four days is well above our expectations. While the property itself had its appeals for its large size, immaculate conditions and good location, the preparation, the marketing, and the open-house presentation by Arianna were big factors in such a quick sale. We recommend Arianna to those who are looking for an agent in 4S Ranch market.

Absolutely a pleasure to work with. Before I chose Arianna, I had met with half a dozen other real estate agents. Each one of them had nearly identical presentations: all they talked about was how fast they sell homes and how they planned to market my property the exact same way as everyone else. Arianna was the only agent I met with that brought something new to the table and didn't repeat the same information every other realtor had. It was very clear she was experienced and had a great understanding of the area and how properties in the area sold. She seemed to be the only agent who understood that a property in North County shouldn't be marketed the same way as a property in North Park by simply plugging it into some template and just changing the address and pictures. Most importantly she was very genuine, honest, and extremely good about communication. I highly recommend Arianna, and will definitely reach out to her again when I plan to buy.

We have quite a few realtors in the friend and family circle, but I never award business simply because I know you. I always do extensive research and make an informed decision after doing my homework. I feel that this extra effort on the front end saves you a lot of headaches in the long run and puts you in the best position possible to be successful. Through this extensive process we selected Arianna. For reference, in a realtor, I'm looking for the following: 1. Expertise - You better know your stuff and be able to easily translate those endless pages of jargon in the contracts I'm signing. I'm looking to you as my trusted adviser in this arena and want to know that your advice is sound. 2. Impeccable Ambassador - You are representing me in negotiations. I want to know you are both respectful and kind, but not a pushover. You have to be able to navigate sticky situations with grace under pressure or we could lose the deal. 3. Highly Responsive - I have a very high sense of urgency so I expect responses to email and texts to be same day at the very least and ideally within minutes or hours. This includes the speed with which you can execute a given task (i.e. provide a vendor list, write up an offer, get us in to see a house etc). 4. Quality/Class - We used Arianna to both buy and sell. I wanted our listing to be top quality (staged with professional photos, well-written and accurate descriptions, etc). I also wanted to make sure our offers were written impeccably (standard contract requests, creative solutions, with amendments properly processed). These are not easily found in one individual. We have impeccably high standards. Arianna earned my respect through the process. Every time I made a request, she delivered. If we had a miscommunication, we addressed it directly. No one is going to be perfect, but I feel the mark of an exceptional individual is someone who always wants to get better and who will address your concerns head on. Arianna did just that. When the going got tough, Arianna was there. I honestly do not believe another realtor could have navigated it as well as her. She excels at what I call care-frontational conversations. There were times I did not want to hear what she was saying but she was able to say it in a way that I could hear it and not be offended. That is definitely not an easy thing to do. I wish I had that ability. The end result: 1. We met Arianna on a Saturday and listed our house that following Thursday (staged with professional photos and all). 2. We put in an offer on a hot property against 5 other offers. We won even though ours was a contingent offer. 3. We got into escrow on our own property within a few days of making the above contingent offer (required as part of the contract or we would lose out to the other buyers). 4. We ended up with our dream home in a little over 2 months. The results speak for themselves. I would use Arianna again in a heartbeat and highly recommend her to others.

If I were to ever become a successful realtor, Arianna would be an exemplary role model. And Ive worked with my fair share of real estate agents, Arianna being the sixth in just over ten years. She is professional, knowledgeable, meticulous, proactive and poised, all the while being personable, honest, courteous and supportive.
