Also, she was very sensitive to my emotional attachment to the 100+ year old family home we listed. She managed a total renovation of my home- scheduling all work/vendors. Andrew's construction experience was very helpful when I asked him questions before the sale about potential upgrades for the future. He gave me realistic and practical suggestions. It was such a pleasure working with Britnee! Britnee was knowledgeable and so generous in sharing her knowledge with us. Starting with the first house we viewed together, she taught us how to look at the foundation of a home, seismic retrofitting needs, and potential water damage. We learned to not fall for the shiny new fixtures and tile, but to look for meaningful upgrades that improve the condition of the home and, typically, cost more. She was also very knowledgeable about the housing market, in many areas including Albany, Berkeley, El Cerrito, Richmond Annex, and Oakland. Britnee made us feel like we had a partner in our home search. We regularly shared new listings with her and vice versa and received feedback. She was flexible in scheduling to meet with us to view different homes during the week, in the evenings, and weekends. Luckily, she prevented us from getting too excited and overpaying on a home given neighborhood comps. We felt so lucky to work with someone who was patient, knowledgeable, and excellent in negotiating.

I did not have any knowledge of how to go about the process and Britnee was patient with me at every step, providing a breakdown of everything I would expect in the lending and escrow process, options on lenders knowledgeable with the Oakland market, and extra information on any properties I was interested in. Britnee is a gem of a real estate professional. I would highly recommend her without hesitation to my closest friends and family. Britnee and Andy helped me navigate several real estate transactions in the Bay Area and were invaluable in the process. From buying my first condo in the East Bay in 2017 to buying a single family home in Novato in Marin last year, they always focused on helping us make decisions that were best for us in the long run. We had lots of questions about the entire process, and they gave us insightful, realistic advice without pressuring us to make specific decisions or move at a fast pace if it didnt feel right to us. This is the second time that we have worked with Andy and Britnee to purchase a replacement property for a 1031 exchange. The time frame for naming a replacement property is only 45 days, so it makes the process a bit nerve wracking, especially in such a crazy market. His team is extremely knowledgeable and well connected, so was able to refer us to the right lenders, exchange companies, contractors, roofers, etc. He understood our needs and helped us to narrow down the kind of property that would be a good fit. We were able to have an accepted offer, after only making two. He also went above and beyond by making sure that necessary repairs were made to the roof, by the Seller, prior to the close of escrow. I am so glad I chose to work with Britnee to renovate and sell my home. From day one when they came to check out the house, Britnee and Andy were honest, friendly, competent and responsive. I didn't want to be super involved in the process, so they took over and proposed a renovation plan and budget to prepare the house and property for sale. With my approval there, they laid out the schedule and began. The project itself was smooth sailing and came in right on budget. As a first time home buyer who is a woman of color, I was incredibly nervous about the home purchasing process, so I was fortunate when I met Britnee at an open house in Oakland. Right away, she answered many of my novice questions with understanding and clear, concise explanations. From there, we spoke frequently on the phone so she could better understand what I was looking for, and so I could learn how to purchase a home. She was always thoughtful of my time and accommodating of my schedule. Within 5 months of starting our conversations, I closed on an adorable 2-bedroom house built in the early 1900s in North Oakland with all the perfect embellishments (such as a coffered ceiling, antique-style gas fireplace, sliding french doors, wainscoting, etc.) that make it feel like a home instead of a cookie-cutter condo.As a buyer or seller, if youre looking for an agent that is professional yet personable; has access to a large network of lenders, title companies, home inspectors, and contractors; and answers your questions and gets you information thoroughly but also efficiently, I highly recommend Britnee. Andy and Britnee are an amazing team that I would gladly do business with again. We met at a neighbor's open house and I was impressed with their professionalism and down-to-earth nature. I was ready to sell a few months later and they immediately got to work formulating a timeline and plan. They were easy to work with and had a clear vision on improvements to be made to my property to make it more buyer-friendly, with adjustments where needed for my personal budget. Though I opted to do a number of the improvements myself, their full-service team is available to make the preparation stage totally seamless. We were referred to Britnee by a friend and have already referred two more friends to her to help with home purchasing.Britnee patiently guided us through our first home buying experience including helping us learn more about how to select a home for our needs and write our first offers. After we had an offer accepted we had some difficulties with the sellers performance through the close of escrow. Britnee stepped in to push action on the other side of the transaction when we realized that the seller was falling behind on work scheduled to finish before COE. Combined, my wife and I have sold and purchased homes four times and we have learned about a few of the pitfalls of doing so through our experiences. I say this to say that we are not the easiest customers for real estate professionals. We are extremely picky, thorough, and totally intolerant of any trace of BS.Andy and his colleague, Britnee, were excellent partners in selling our home and purchasing a new one. They quickly responded to all of our calls; were patient and extremely informative (Andy is a former contractor) in accompanying us at at least forty (40) open houses; and, were very sincere in making sure that we found a house that excited us.We were most impressed by Andy and Britnee's sincerity. There are ALWAYS hiccups in these transactions. Whenever we ran into challenges, there were NEVER excuses or blame-shifting from Andy or Britnee; we simply acknowledged where we were and adjusted our tactics to reach our goals.A very clear example of Andy and Britnee's profound dedication to our happiness is that after nearly six months of selling and searching for a home, when we were three days from closing on our new home, Andy noticed a potential problem in the house during his final walk through. These guys rock!!!! I can't say enough about Andy and Britnee! They helped me buy a home on a small budget. My buying range was short $350K and I had several requirements for prospective property, which didn't make Andy and Britnee's job easy in this run-a-way seller's market. But these guys really love their job and truly want to see people happy. They must have showed me 20+ properties and put in as many offers which, b/c of the competitive market, kept getting rejected. These guys hung in there w/ me through one offer that fell apart b/c of inspection reports and another offer that fell apart b/c of bank ineptitude. (Stay away from Wells Fargo!). What I love most about these guys are how "on-in" they are. I was working w/ King Realty before I met Andy and Brit and kept getting the run-around and lackadaisical responses. Unlike the people at King, Andy and Brit returned phone calls and texts w/in a few hours, sometimes mins. They showed me props that were in my price range and took in my needs and we went out multiple times a week. I felt like they really took me seriously--a real turnabout from my experience w/ King Realty Group who didnt seem less interested in working w/ buyers in the $300-400K than investors and buyers of high-end homes. Then when we went through the buying process, Brit and Andy gave me invaluable information and we talked out strategies for making offers, dealing w/ contingencies, etc. I felt like these guys were in my corner every step of the way. I will definitely use these guys again and recommend them to all my friends and family.

Andrew worked with me for 5 months, four offers and a few "almosts" before I finally closed on a duplex in Berkeley. He knows the East Bay market very well, has a contracting background so is great at helping you visualize upgrades and estimating the costs. He is extremely savvy at reading the tea leaves in multiple-offer situations to help you pick the price point and other aspects of a competitive offer. He has worked with small condo/apartment developers so is knowledgeable about rent control, zoning and condo conversions which was important for someone like me looking for both income potential and a place to live. I highly recommend him.
