When our family was faced with an unexpected 60-day mandate to leave our rental home because of a landlord move-in, we knew we had to act fast. Carol Ann Mills was there for us. She walked us through at least sixty open houses, pointing out hidden strengths and weaknesses that we couldn't see, and doing the tough work of negotiating with seller's representatives, educating herself on communities far away from her San Pedro base, and holding our hand through a volatile time of changing interest rates and shrunken inventory. At times, we worried we were putting her out because it took time to find something that we wanted. "Don't worry," she assured us. "I am made of steel." Our kids always looked forward to seeing "Ms. Carol," who was unfailingly gracious and cheerful. After our fifth offer and our third time in escrow, we finally acquired a house that we're entirely happy with, and we credit Carol's diligence and professionalism. Ive been working with Carol Anne for years to help me find quality tenants for our Culver City house, but when the last tenants gave notice, we decided to sell. Since we qualified for a 1031 exchange to defer capital gains, I had a limited amount of time to sell our house AND find our future dream house, all while living in another country. Carol Anne was so impressive, knowledgeable and helpful; from recommending the best contractors to make all of the many repairs the house needed, to hooking me up with a great 1031 exchange company, to navigating many back and forths with our eventual buyers. It seemed like there was one disaster after another, and she not only responded immediately, but she jumped in and put out a crazy amount of fires. Even when I was stressed and doubtful, she assured me it would all work out. When she brought in a stager and photographer, the results were phenomenal. When I finally found our Connecticut dream house and the realtor gave me the impression that many offers being made, Carol Anne called her and found out that we were a top contender for the house, which told me to throw more money into the offer, and we got it. Because of her. So not only did she help us tremendously with a nightmare sale, but she helped us acquire the house of our dreams. And we did everything online! I found Carol Anne online to help my father sell our family home in San Pedro, CA. We narrowed it down to 3 agents and she was the one he chose fora variety of reasons. Carol Anne came to assess the home and advised my father to get some foundation work done prior to listing the home. After the work was completed, Covid-19 hit. They were skeptical about listing during a pandemic but Carol Anne assured them that they will still get lots of interest as inventory in that area was low. She scheduled a 3 hour photo shoot during twilight hours (just at sunset) which included gorgeous pictures that really accentuated the positive features. She also included drone shots of the area ( since the home is within walking distance of teh ocean) as well as 3D matterport pics so you can see the floor plan. Carol Anne said that because of Covid, she wanted to attract the most amount of potential buyers. And sure enough, that did the trick. There were showings everyday and then they got multiple offers and accepted an all CASH offer and they closed 21 days. From beginning to end, she made the process very easy for all.

Carol Anne jumped into a complicated situation surrounding the sale of my home with both feet. She graciously agreed to work with another realtor, splitting commission with my co-owner's rep. As well as being efficient, knowledgeable and assertive, she acted as a bridge between two people who could not agree on a single detail. Carol Anne sold our old house and represented us in buying a new one. Being inexperienced in the buying and selling of houses there were a few things I was looking for in a realtor: Integrity, wisdom, experience and negotiating skills. I have an insane schedule and I basically needed somebody I could trust to take over the process for me and just handle EVERYTHING. I'm so glad I listened to the reviews and went with Carol Anne. I had very unrealistic expectations from her and she exceeded them all. She told me exactly what needed to be done, has a huge source of incredible (and cheap) contractors which she was able to line up for me and made the schedules while the whole time marketing my home with all the latest tools that I had no idea were out there. She's got a great reputation and a huge client base and was bringing people by from week one. Once the house hit the market I think it sold in 12 days. I say I think because my work schedule didn't allow me to be around for it all and she was already actively pursuing the buying of our new home, again using all the latest tools and extensive contacts and client base. Lots of phone calls from me at unreasonable hours and not once did I feel a burden although I knew that I was. She knew what we were looking for and she found it! Once we found our new home, she negotiated a great price and handled all the inspections and work that needed to be handled prior to the sale. Once we had that house in process, she had all the docs and paperwork flowing like water in both directions on both homes. I didn't know what I was signing half the time being honest but fortunately I had Carol Anne looking out for my best interests. What needed to be done and signed was handled when it was supposed to be handled and the whole process was completely seamless. Carol Anne was available and present through every step and made all the commitments I couldn't make as well as shifted everybody's schedules around mine when I had to be there. Her advice and wisdom throughout the process went well beyond a realtor/client relationship and saved me from sabotaging my own process. She played hardball for my interests and wouldn't be pushed around while the whole time keeping her professional, sweet attitude. To me that goes a long way and I felt that I was being treated as a friend or family member rather than some Joe off the street. I don't have a lot of time and rarely does service meet my expectations so I don't do a lot of these reviews. We were relocating, and had to find a home we liked and could afford in a hurry. Carol Anne was most helpful, especially once we found the house we wanted, but was overpriced. Carol helped us with the negotiations. After that, a myriad of issues came up during inspection, which the seller was reluctant to address. Again Carol helped us deal with the seller, and ultimately get these issues addressed. We would recommend her for either buying or selling.

Carol Anne was fantastic. My wife and I are first time home buyers and had a little over a month to buy a house. We needed to move quickly. Carol Anne was willing to work around our hectic schedule and was available whenever we had a free window of time. She knew the market well enough to predict sales prices, and helped us focus our energy. In all, we put in 7 offers in a little over a month. It would have been absolute chaos if Carol Anne hadn't managed everything so closely. In the end, we bought a huge house in the right school district. Carol Anne helped sell our home. She was very professional and I really liked her style. She hired a stager to help bring out our homes best features, hired a professional photographer to help make the home look even better. It sold relatively quickly considering it was over the holidays and we ended up getting multiple offers and it sold for over asking price. She also helped find replacement properties. I knew exactly where I wanted to move to and everything that came up sold quickly and people didn't want to accept a contingent on Selling offer so she thought outside of the box and sent cold marketing mailers to the complex I wanted to live. She fortunately and very quickly found a property "off market". It was a win-win situation because the woman was older and didn't want to deal with people through her home. The seller also didn't want to move for 5 months so Carol Anne came up with a reasonable negotiation. I got the property at below market value and it is a really nice unit, situated in a great part of the complex. Most realtors wouldn't go this far to look for something off market with my specific criteria in mind. I am so grateful I was referred to Carol Anne. I would definitely recommend her.

Like everyone, I know a lot of Realtors but Carol Anne has been a customer of mine for years. She helped me buy my town home 8 years ago. So I went back to her as she did a great job before. I really wanted a house with a pool and I was actively looking for something. But the market was hot and the good stuff moved quickly. Well Carol Anne is aggressive (in all the good ways). She is an active marketer. Was door knocking, cold calling and found me my dream home "off-market" for under market value. When she told me about it, it was too good to be true. We went to see it and fell in love. Wrote an offer to the seller with a contingency to sell our town home. They didn't mind because they didn't want to deal with listing and selling their home. She immediately came to our home, hired a stager to help accentuate the positives, got us to remove clutter, paint and replace carpet that had to go. We found great Buyers. Actually had multiple Buyers and closed escrow. We could not be any more happy with her. We will refer Carol Anne to all of our friends and family members.

We listed over Christmas, Carol Anne hired a professional stager to help give us great tips to help our home show in the most desirable way possible. She also hired a professional photographer to help make our online presence pop. It was a little slow at first probably because of Christmas but into the New Year all of a sudden we got multiple offers and over asking price. Carol Anne has been amazing to us over the years! She helped us buy our first house with expert negation and we got the best price. Now, just over three years later, my husband was offered a job that would move us to Central California and we decided to give another realtor a shot as a favor. He blew it quickly for reasons not important here. My husband called me at work and said "Fire him, get Carol Anne ASAP. She'll knock it out and we should've just called her from day one." She was there the next morning with a stack of information and we quickly agreed on a listing price - but before we even sat down with her she walked potential buyers through! After a little resistance on our part to stage a lived-in house with two kids, we packed away our clutter and of course it worked out in our favor. I was refered to Carol Anne by my mother and aunt. She is a go-getter and very straight forward. My husband can be very difficult and would not compromise on a lot of things. Carol Anne is my family realtor! She has sold homes to two of my daughters' families. Recently, my husband and I found a home that had a beautiful view. We decided to put an offer on it, figuring we had nothing to lose as we are very happy in our current home. My husband was raised by the "point" (Pedro speak for a coastal area of San Pedro), and always wanted to live closer to the ocean, so I went along with the offer really thinking we wouldn't end up getting the house. Carol Anne is AMAZING!!! She helped us sell our condo and buy a house simultaneously last May. Just like everyone says, she really knows how to showcase your property in the best light. She advised us on how to showcase our condo and had a professional photographer take pictures. As soon as she posted the pictures, it generated a lot of interest right away. It was unfortunate that we got stuck with a really difficult buyer for our condo as well as a difficult seller for the house that we wanted to buy. That's where Carol Anne really came through for us. She's the kind of person that you want on your side because she will fight for you till the very end. She guided us every step of the way and made sure both sides (the buyer and seller) were on track to get everything closed as quickly as possible. She gave us a daily update of how things were progressing. She also checked on everybody daily (sometimes even multiple times a day) to be sure they were doing what they were supposed to be doing. I have known Carol Anne since our tweens were babies. She assisted with our realtor when we bought our home many years ago. I was impressed with her professionalism I referred her to 3 different friends/family over the years who have all been extremely pleased. First to my sister in law who is still pinching herself to this day that Carol Anne helped her find the home of her dreams. I have known Carol Anne for many years. She has been very patient with me as I took my time in finding the right home (4 + years) and never once seemed annoyed with me or brushed me off when I would find something I like. She always quickly got me into the property and was fast to return calls and get details on different properties. I also like that she would often call me early in the morning sometimes before 8:00 (yes she knew I was an early riser). She just was efficient, fast, negotiated and fixed problems. At my final walk through the place was really dirty and she got the listing agent to pay for a house cleaner prior to moving in. I'm very satisfied with my home buying experience and plan to go to her for all of my home buying and selling needs. You wont go wrong choosing her to be your Realtor.

Carol Anne is a great realtor in all the areas you'd want - she's knowledgeable about different communities, is a good negotiator, friendly but firm, responsive, etc. But one of the things we really appreciated about Carol Anne was how aEURoeabove and beyondaEUR? she went for us in several areas when we were buying our home, from haggling with a sloppy contractor hired by the seller to solving a paperwork issue w/ the county in record time. I met Carol Anne at her Keller-Williams office just to test the real estate market, not expecting to find any houses that matched my specific criteria or strict budget. Of course, in order to meet my budget, most of the choices were short sale properties so I automatically assumed it would become a long, drawn out and complicated experience. I soon found out how fast the properties were selling in the area that I wanted to buy. So Carol Anne took it upon herself to send over 600 letters to owners to find a property that wasnt even on the market yet. After arranging a meeting between me and a potential seller, I was able to make a quick offer as soon as it came on the market. Carol Anne exceeded my expectations. She helped us sell our condo. She had a professional photographer come in and she staged it so beautifully. Then she used those photos and basically launched a public relations campaign for our condo. We had around 50 viewings and 3 offers 10 days after listing it. Carol Ann the best. Most of the time I feel there is always room to improve so I never give the highest rating available. I have to give credit where credit is due. There is nothing that needs improvement. Carol and goes the extra mile. I was involved in an ugly short sale. She laid out the money for a lawyer so the sale could go through. She is my hero. I would still be stuck in the property without her help and being excellent at her profession. Let her help you. That's who she is, that's what she does. Nobody does it better!
