Catrina represented my parents and my sister in the competitive San Diego house buying process. After hearing all excellent feedback from family, my wife and I called Catrina to help us find a house. For context, we are in the young family/first time homebuyer category. However, i always felt like our house hunt was the most important thing on Catrina's plate. I was initially thinking that since we couldn't pay for a house entirely with cash we'd be outbid. Not with Catrina on your side! She explained this multidimensional process in simple terms and got us a house well under the seller's asking price. Catrina Russell is one of the best Real Estate Agents I have ever worked with. From day 1, she is always up and running fulfilling the promises she makes, and you have to run to keep up. She will make your house look amazing when selling and finds you the perfect house when buying. This is my 3rd time working with Catrina and I would not look elsewhere. She is the most hard working agent I've ever worked with and she consistently exceeds your expectations. She is motivated to get you the house you want. It doesn't matter if she has to show you 100 viewings, you will eventually find the perfect place and she never gives up looking for that perfect house for you. She never pressures you, it is always your decision. I've used her in 2 home sales and 1 purchase just completed and all 3 have been stellar examples of professionalism, smooth and flawless attention to detail, no hassle deals. She's smart and wise and helps you get that house you want above all the other offers (and these days there is plenty of competition for your dream house). I'm so impressed and she has all the contacts for repair and maintenance you will need. She even helps you gets repair/maintenance quotes, discusses with you and after your approval, meets them to get the work done. This is extremely valuable when you don't have the time and even though I haven't figured out how she manages, she makes the time to go beyond what I would consider an agents responsibility. She came highly recommended to me and I am thankful I made the decision to choose Catrina over the other 4 I interviewed the very first time I needed an agent. Catrina Russell is a rock star realtor and project manager! In August 2022, Jay Kahn passed away leaving a sizeable estate including a well-worn, well-loved oceanfront property to create a permanent charitable fund at San Diego Foundation. After interviewing several well-known and respected realtors, Catrina was the easy pick. She expressed deep appreciation for the home, knew Ocean Beach so well, and wished to do the best possible work to fund Jay's legacy. She committed herself, not some other staff members, to manage this property. She was "all in." Preparing the home to go to market took a lot (really, a lot) of work. Jay lived in the home for 50 years and left behind so many items that had to find new homes. She completely renovated an attached apartment, brought in estate liquidators and home stagers. She provided strategic recommendations for improvements (painting, toilet/appliance replacements, etc.) that would maximize the sale potential while at the same time limiting out-of-pocket investments. After several months of preparations, the home was gorgeous and was ready to invite high-net worth families to see what future dreams they might make in this once-in-a-lifetime opportunity. The before and after images/differences were jaw-dropping. Catrina managed to get offers at higher than asking (list price $5.9mm). With the best offer at $6mm cash and 30-day escrow, Catrina worked closely with the buyers to ensure escrow would close without any hiccups. Catrina devoted herself to this project and the results reflected her commitment and tenacity to do the best job possible for her clients. San Diego Foundation, the major beneficiary of Jay's estate, was so pleased with everything that Catrina did. Working with Catrina was a pleasure, and she made what could have been a difficult experience easy and pain free. We had rented our house in OB for two years before putting it up for sale. The renters had not been kind to it, and lots needed to be done to put it in shape for the sale. Catrina handled all of this for us since we were already living an hour away. I cannot say enough good things about Catrina. She's been so much more than a Realtor to me, but also a friend, mentor and life coach! I've worked with Catrina to buy 2 properties and sell one. She first helped me buy a condo back in 2012. Thanks to her foresight, it ended up being a very smart investment and more than doubled in value in 5 years. Having bought two houses through Catrina, it is easy to recommend her. Catrina has an amazing knowledge of houses on the market (even ones that have not yet listed). She is great at knowing what particulars you are looking for in a house and then showing you the ones that you are likely to want to buy. Catrina is also super responsive to questions, completely on top of the paperwork, and a wealth of information regarding referrals for painter, electricians, etc. that you might want to use in the future.

Catrina sold one piece of property and helped us buy another property all within 30 days time, closing on the same day. Everything was smooth, timely, and so easy for us. I am not in the real estate business, but I have bought and sold real estate multiple times in my life, and I have never encountered anyone who provides the level of service and excellence that Catrina does. She is interested, knowledgeable, hard working, connected, organized, and highly creative. Her product when you sell is outstanding. She prices the property realistically and gives you a well laid out plan for selling. Her photographers are excellent. She knows how to stage. She has consistently created amazing eye-candy out of my properties and those of my friends. She's a big part of the San Diego real estate community, and the property is always "talked up" before it shows. We had over seventy people show up for an open house on a beater 1913 beach house at the depths of the recession because the pictures looked so cool. Even after a property sells she keeps working to secure backup offers. On the buying end, she really earns her money. She knows how to get things done. She snagged a 2700 square foot downtown loft for us at the depths of the recession that had once been worth 1.2 million dollars but was deep in a short sale, out of code, had birds living in it, and pretty much not financeable. She got us through being the buyers in the short sale, the property falling out of short sale, foreclosure, and finally three different lenders. She forced a condo association to do an earthquake retrofit, brought in contractors, held mortgage broker's feet to the fire, and kept talking us back into the deal when we gave up. Even after the closure, she helped us get back tax money that had been meant for us but had fallen into the coffers of the bank that had sold the house and was lost in it bureaucracy. When it came time to sell the loft, she discovered that the loft was actually 3,500 square feet, then worked her magic to present a truly stunning piece of property, which sold sight unseen for cash before it ever hit the market. What more can I say? Oh this aEUR" we retired at the age of 50 on the proceeds to a small below market condo she helped us buy in Mission Hills that happens to have a 270 degree view from the city to Sea World. She's helping us look for investment properties, and she just bent over backwards to find a realtor for my Mom's property in Indiana. Wow!

I was a first time home buyer and knew next to noting about the process, I looked at condos over in Point Loma Heights and then apartments in Ocean Beach but none were really what I was looking for. My husband and I were visiting our daughter in Ocean Beach and went to an open house in the area. The property we saw was not at all what we were looking for. So the agent (Catrina) suggested that we look at a condo down the street that was up for sale. It was way outside of our price range but we agreed to look just for fun. Well, of course, it was just what we wanted but still way too pricey for us. We still had 5 years to purchase our retirement home so we moved on, not thinking any more about it. Out of the blue, about a year later on a Saturday, Catrina called and said the condo that we liked was now owned by the bank and that they were going to start taking offers on Monday (and they had listed it in our price range). We were very interested but had to get pre-approved for a loan before submitting an offer. We had 1 1/2 days on a weekend to get pre-approved. We didn't even live in the area, so we thought it was going to be impossible! Catrina got on the phone and the next thing we knew we were getting calls from some loan officers and were approved by Sunday night. We made an offer on Monday morning and they accepted our offer on Thursday. We now have the place of our dreams! Catrina worked diligently to help get us pre-approved and submit counter offers. We werent even the highest bidder but they liked the offer that Catrina helped put together for us and the bank closed the bidding on the 4th day. I can guarantee that without Catrinas help, we wouldnt have gotten the house. She knows the area completely and has a wealth of knowledge. You can count on Catrina to be there for you.
