I found myself unexpectedly in charge of selling my parents condo after my fathers death (stressful!) Dan and Theresa made it so much easier than I could have imagined. They described the whole process, recommended improvements that made financial sense, brought in a team of contractors to do the improvements, did a truly fantastic job on the staging, and the condo sold quickly and for slightly more than the anticipated price. Basically everything unfolded just as they said it would. Its clear that they have figured out how to effectively market the properties they represent. We had the pleasure of working with Theresa to help with our move from Northern California down to Southern California. House hunting and going through the entire closing process was not easy since we didn?t live locally, but their team was always willing to show up for every inspection, meeting, etc. across weekdays or weekends which we really appreciated. Having stumbled upon a home that we really loved we decided to take the next step and give Dan Choi a call to see how we could be prepared the next time this happens with the thought that we didn?t realistically have any chance at the one we just saw. This was the second time that he had worked with Dan. It was a challenge to leave our home after over 30 years. It was even more challenging facing divorce at the same time. My husband and I reached out to Dan & Theresa via Yelp when we found a house we loved. Theresa responded right away and scheduled a call with us that evening. And she came PREPARED. She already contacted the listing agent, pulled comps for what the house may go for and how many offers they received so far. We were so impressed and while we didnt make an offer on that house, we wanted her as our agent. Also, that house sold for exactly what Theresa estimated. From beginning to end, Theresa has been incredible to work with. Were in our dream home thanks to her!!! I can go on and on about how great she is but here are some of the top things that really made a difference in our house shopping / closing process: 1) Theresa is ORGANIZED. From the intake call to house tours to closing on a house, she meticulously planned every detail. She created itineraries, kept us up-to-date but didnt bog us down in the details, and managed all the players involved. She knew how to prioritize what needed to be done and took care of it for us. We werent the best clients and made it difficult with our erratic schedules, but she made it work. We also knew we could trust her to get things done in the background without needing to check-in, which was a huge burden off our shoulders. 2) Theresa is HONEST and will look out for you. Theresa pointed out more flaws than benefits in many of the homes we saw. We made two offers - the first one we were outbid and the second was our dream home. For the first home, I wanted to go significantly above asking and she steered us away as it wouldnt appraise for that value. She even wrote us a list of all the things wrong about the house, not to dissuade us but to make sure we were going in eyes open and wouldnt have any regrets. I was riding on emotions after the exhausting journey of house shopping in this market. Theresa couldve easily pushed me to offer high and make an easier sale, but she did the opposite and spoke truths that were not easy to hear but ultimately for our benefit. Im so glad we listened because I think I wouldve had a lot of regrets if we ended up in that house because we ended up in contract with our dream home just a week later! 3) Theresa is WELL-CONNECTED. She knew a majority of the listing agents for the homes we visited in Tustin / Irvine area. This made it easier to get more information about the house and gave us access to off-market listings. She also has experience renovating properties so she gave us advice on how we can fix or upgrade parts of the house we didnt love. For larger repairs, she pulled in her general contractor who gave us live estimates which helped so much during closing. Now that were moved in, weve been working with her contractor and hes just as amazing as Theresas been! 4) Theresa will NEGOTIATE HARD for you. Shes professional but warm and understanding. Great skills in a negotiator. She knows how to use all the various levers in an offer which helped us win our home. The sellers agent explicitly said, even though you werent the highest offer, I advised based on your communication, organized, and clients qualifications - you guys were the best candidates. Theresa takes full credit for that. 5) Theresa knows how to CLOSE a deal. House shopping is stressful, but closing is even worse. Theresa connected us to inspectors who wrote a thorough report which Theresa used to negotiate every single line item. The sellers agreed to a majority of the requests (both repairs & upgrades!) and Theresa followed up to make sure they were completed before closing. During the final walkthrough, we found some repairs that were not fully complete and we were supposed to close that day. Theresa put together several strategies we could provide in response and she ultimately got us the best option we wanted, which was a sellers credit to cover the repairs and Theresas contractor to finish the job. Win! Theresa, Dan and their team are awesome. I met many of them through their community events, during open house tours and the closing process too. Theyre kind, great at what they do, fun to work with and best of all, they made our dream (home) come true!

Working with Dan and Theresa was a total dream. They expertly pinpointed what to adjust and what to leave as is, transforming our house into a total showstopper. Thanks to their strategic adjustments, our home was market-ready in just a few days. The photos and videos their team was nothing short of top-tier. From the moment our house hit the market, we were swamped with private tour requests. We hosted 40 before the first day of our open house even rolled around. The open house itself? Picture this - a trendy boba stand and fresh baked goods at a home viewing. Over two days, they attracted more than 100 people. Theresa and the team are awesome! We interviewed several real estate agents and Dan and Theresa gave a great presentation, including the reasons to stage our home. Then they invited us to one of their mega open houses and we were convinced they were the ones for us. From the start they and their team were on top of everything. If there were any documents we did not understand they helped us with them. The house was staged, the photos were taken and we were placed on Coming Soon. Now for their mega open house with a barista outside under a tent, plus all their staff guiding people though our home and telling them about all the great features. In that first weekend there were more than 150+ people that went through our home. Wow! Monday we received 9 offers. Half of those were over asking price. We ended up selling our home in three days. We just closed yesterday and could not be happier with the work that Dan Choi Real Estate did for us. They were fun to work with, professional and handled all our worries. Once the property was renovated, Dans team came in, staged the property, professionally photographed it and made suggestions on how to maximize our selling price. Theresa took point on the sale of my condo in Irvine. The market had tightened a bit and it was clear that it would take the best group I could find. I interviewed several experienced realtor groups with great sales track records. Dan and Theresa made a great presentation that had a well thought out, high investment plan to sell my condo that considered everything from the layout of the unit, advertising, demographics and the local market. From start to finish, Theresa, Alex and the entire team were communicative and had a well articulated plan. They had the condo staged quickly (including minor cosmetic repairs), quality photograph and promotional materials prepared and open houses rolling soon after that. Each open house pulled an impressive amount of foot traffic. They had members of their staff available for each open house including foreign language expertise relevant to the local demographics. Initially, we were not able to secure any offers despite being competitively priced with other listings. After getting boots on the ground and performing research with new home builders in the area, Theresa was able to make a data supported recommendation on a more competitive price point. Soon after, we were able to secure multiple offers which Theresa was able to leverage into a contract I was very happy with. I hope to not be moving anytime soon, but if and when that time comes I'll be turning to Dan and Theresa again.

Highly recommend working with Tim Ahn as your agent!! Tim is proactive, friendly and will work hard to get you the house of your dreams. When my then-fiance (now husband) and I were looking to buy our first house together in OC/LA area in the middle of the pandemic, we decided to reach out to Dan Choi Real Estate Group. We were introduced to Tim Ahn, a real estate agent specializing in the area we were looking. I think we ended up hopping on a video call with Tim the very same night we were introduced to him. He was very proactive and wasted no time getting in touch with us. We knew nothing about buying a home and had so many questions, but he patiently answered all of them and even shared some helpful informational material with us. Buying a home is a stressful process in itself, but buying a home in the middle of a super competitive market during a pandemic?! Extremely stressful! But it was a huge relief to have Tim guiding us through the process. Tim kept an eye out to share any new listings we might be interested in. With each open house we visited (and mind you - we went to MANY open houses), he pointed out any details we may have overlooked. Is the water heater ancient? Is there evidence of termite damage? Tim had an eye for it all. When it came time to make our first offer - Tim was there again to guide us and answer our many questions.
