Dave Walter is the smartest person in the room. Incredibility thankful to have him on our side during the sale and negotiations. From the moment I met Dave at his open house, I knew this was the real estate agent I wanted representing me and my house for sale. He has an aura about him that people gravitate to. During his open house, potential buyer after buyer knew Dave by name and greeted him with a smile. To no surprise, the house was contingent within a few days and turned out to be a record price for the area. Dave enjoys what he does and it shows by his work ethic. The time he spends with his clients is unmatched. Constant communication and updates. Always felt like we were his number one priority, while knowing how many other clients he represented. What I really appreciated was the care and extra details Dave provided during the sale. Selling a house is stressful and Dave was there to walk us through each step to ensure we got the best outcome. He would call and thoroughly explain the process until we felt comfortable. He would then turn around and represent us with the best outcome always leaving us with the advantage. The incredible lengths Dave would go to ensure this end result, was to show up and meet with the inspectors and appraiser. Didnt matter the schedule, Dave would show up early and personally introduce himself and secure a fair inspection and appraisal. There are many steps during the sale process a homeowner can lose money on in negotiations or get taken advantage of for unnecessary repairs and Dave wont let that happen. I got to witness this firsthand as he stepped in and saved us from an experienced buyer looking to drive down the price. In todays data driven world, Dave has the advantage with his custom advertising plan, extensive analysis, and projections, which sets him apart from the rest of the real estate agents. He comes prepared and has the results to back it up. He sells real estate.

Dave and his son Max were fantastic, especially since they knew how difficult it was letting my house go. When I bought my home 10 years ago I did not plan to move out and thought I would stay there through retirement. Every year I did a big home improvement job such as new floors, new shutters, installing central heating and air, kitchen remodel, etc. Dave kept me informed every step of the way from the showings to the bids on my home, and negotiating for the best financial outcome as possible. Dave Walter was phenomenal! I'd give 10 out of 5 stars if I could. This house was destroyed by a flood, and my elderly in-laws had to go to assisted living out-of-state, leaving the house vacant. I also live out of state, so couldn't help much. Due to the difficult situation, we were willing to let the house go at a discount to whomever would just take it off of our hands. But Dave saw the potential in the house, and was willing to work to make sure it brought top dollar. He took care of everything in record time. From arranging to have the kitchen rebuilt, drywall re-installed and painted, choosing and getting installed new flooring throughout the entire downstairs, hiring window cleaners, carpet cleaners, house cleaners, and a pest inspection--he was on top of everything. And he even fronted the cost of all this since arranging payment by my in-laws for these services in a timely manner was a challenge. I can't believe all he did. Now, for the best part. Thanks to Dave's efforts, the house was in demand and his marketing brought in 20 offers within one week of going on the market! The house sold for a solid $200,000 more than it would have had he not arranged all of this work. We are so grateful to Dave. I don't know how he does it--every time I called with a question, he either answered right away or got back to me within an hour or two. And his assistant, Soleil, was always pleasant, patient, and knowledgeable as we worked through challenges signing papers with my in-laws. Such a seamless, effortless (on our part--not on Dave's!) experience. I can't recommend him enough!

Dave and team did an amazing job for us. Under promise and over deliver should be their motto! Dave listed our home on Thursday, held open houses on Saturday and Sunday and put home in escrow on Tuesday with above asking multiple offers!! Closed the home 30 days later, thank you Team Dave. This was our second transaction with Dave and the only negative I can think of is that Dave won't be in Arizona should we decide to move again! Its never easy saying goodbye to a home that your mother loved but it becomes more challenging when you live out of state. I needed a real estate agent that I could trust. That agent was Dave Walter. He handled everything related to the listing and sale of my mothers home as if it was his own. We had a great experience with Dave Walter and his team. We didn't have your typical track home. Our house (which we loved) was a multi-level house, on a hill, near the freeway, in a rural neighborhood. AKA: super buyer specific. We had already started escrow on another home and wanted/had to sell our home fast. It was our first time selling a house. Dave came in with his team(who includes the realtor who helped us find our new home) and we got our house ready to sell. We did everything he suggested we do to get our house ready. The house down the street (same size house, smaller lot but with a pool) has been on the market for six months and we were nervous! Luckily, we had Dave! Took one month before we excepted an offer. Seemed like it took for-ever, but in reality that's fast for our neighborhood (and a house with four flights of stairs)! We just closed escrow this week and the family who bought the home seemed to love it. Sad to see our house go, but so happy in our new home. Should we ever sell again...which I hope isn't for awhile...we will certainly use Dave Walter.

Dave and his team did a great job selling my condo quickly and efficiently. He also got me a wonderful price on it! I interviewed three different realtors to help me sell my condo, and everyone had different suggestions as to what needed to be done, how much work was needed, how to best stage the condo, and most importantly, what they believed the listing price of the condo should be. Dave didnt offer the highest listing price, but he explained to me what state the current market was for comparable listings in my area, what I would need to get done, and a timeline and plan of attack of what he would do to get my condo sold. The condo took less work than I thought, and Dave got me in contact with quality contractors that werent overpriced. I felt that every dollar I spent to make the house list-worthy was definitely worth it in the long run. The marketing, pictures, and flyers of the condo blew me away!
