I have known Frank for quite a while, He was selling a house like mine and he came over and gave some recommendations of how to improve my house. I had no intentions of selling my home but he helped me anyway. He sold two of my friends houses and some of my neighbors because he the best. Then my mom passed and there he was with me, taking of care of business like he always does. Thank God for Frank. Took care of everything as usual. Our property was a Trust sale and required a real estate agent who would and could quarterback the whole selling process. Frank exceeded our expectations; made excellent recommendations to maximize the return on sale; was always responsive immediately to any inquiry; and brought in contractors to do any work quickly, with good pricing and results. We received seven offers, six over list price and closed with an all-cash sale. The stagers he used did an excellent job. We invested about $22K into the property with a 36% ROI and the house sold the first weekend showing. Most important, Frank is honorable, kind and a pleasure to work with.

Earlier this year, I was looking to move to the Huntington Beach area and Frank was my realtor for finding a new home. I can't praise him enough as he went above and beyond in making this process as smooth and stress-free as possible. He was very easy to work with, and also had an extensive knowledge of the area. When it came to tour homes, Frank was always helping us evaluate the house, the price, and whether it would be the right fit. In addition, some of the houses we toured were based off his recommendation, and were great options that I would've previously been unaware of. When we decided on our top options, Frank also did a great job negotiating and we were able to successfully close on our top option despite multiple other interested buyers. As first time buyers, there is no one else I'd recommend more than Frank. He walked with us through the entire process and never stopped answering our endless questions.. and believe me our questions were endless. We requested multiple phone calls to go over the same things and he always made time, answered patiently, and never ever made us feel like we were being silly for triple checking anything that came to mind. He showed us multiple houses month after month to the point I feared he would get tired of our pickiness, but he never showed an once of complaint. He never made us feel pressured to make decisions and let us take our time even if it meant more working time for him. He was always level headed, gave us the facts, gave us his opinions through his wealth of experience, and helped us every step of the way. We thoroughly enjoyed our experience with Frank and I've already told him he better be working still in 8-10 years when I may buy again!We went through escrow twice - and the first time the sellers were being wishy washy and ultimately decided not to sell. Frank made sure we were protected, got all of our earnest money deposit back, PLUS got us some extra money back to cover for expenses such as inspections and appraisals (we got more than enough to cover what we actually paid). He definitely fought for us every step of the way.The house we ended up purchasing was a house that wasn't even on our radar. But Frank set up a tour for us to see multiple houses he selected based on what he had seen we had liked. We decided we wanted to put in an offer for one of those houses and Frank suggested a much lower number than the asking price. Frank helped my wife and I buy a new home. He is very knowledgeable of the local area and was excellent at pointing out the features and quirks with the house so we understood exactly what we were getting before making the offer. The seller also had some unique requests and Frank helped us to bridge the gap and get the deal done. He was very responsive, usually getting back to us within a few minutes, and always keeping us up to date on where we were in the process. The close was extremely quick. We had offered 21 day close which I thought was aggressive but we ended up only taking 18 days and the entire process was extremely smooth.

Its a pleasure for my wife and I to write a review for our Real Estate Agent, Frank Abbadessa. I did my due diligence and researched prospective agents whom we could enlist to sell our rental condo in Cypress Village, a great community, which weve owned for 17-years. After reading countless agent reviews, Frank stood out to us as a potential good match, and he had a solid knowledge of the area, so we invited him to our home in order to get to know him. After spending time with Frank, we knew that he would be the one wed ask to be our agent. He gave us precise recommendations of what needed to be done in preparation to sell; what the entire process would look like; and he even provided us with a list of vendors to complete several upgrades. One of the qualities I respected the most was his no-nonsense style. As a busy executive, I dont have time to waste. He gets to the point quickly yet professionally, always respecting my time. He does a great job of listening to his clients needs and does not waste time showing properties that do not meet the clients objectives. He does research to assist with assessing a fair market value of the property for the offer and then negotiates effectively with the seller to make the client successful. WOW, WOW, WOW!!! Frank did it again!A couple of years ago, Frank helped us find a fantastic house in Long Beach. We didnt expect to move again, but when we decided to move, Frank was there again to sell our Long Beach house for WAY more than I expected to be able to get for it. Then, he also found us a really fantastic house for a great price in Murrieta.In both cases, Frank worked really hard to make sure the transactions closed on time. And, that was really important because we waived our selling contingency for the house we purchased in Murrieta. I was a nervous wreck, but Frank calmly guided us through both transactions aEUR" the sale closed on a Tuesday and the purchase closed three days later on Friday!!! Frank has always been patient with our constantly changing priorities and calmly takes charge to make sure everything works out even better than we could have hoped for. On the sale side, he basically acted as our general contractor, making sure all the construction contractors completed their projects quickly so we could get the house listed. We thought we could get by without staging, but thankfully Frank talked us into going with staging and he sold our home in less than a week!!!On the buying side, he patiently helped us get out of our first deal, which turned out to be way over-priced according to the appraisal. We were first-time homebuyers and our dad recommended Frank, who also helped them find a home few years ago after trying out so many agents.He is very friendly, warm and a true professional. While the process of buying a home was much tougher than we had imagined, Frank made it a lot easier for us. He was always honest with us when we were viewing properties. My husband and I have been looking for houses in the Cypress, Cerritos, and La Palma area for three years. We started our housing search with a different realtor. We made offers on several properties we liked, but each time lost the dream house as our offers were not accepted. He is not trying to just make a sale, he is trying to find you the home you truly want. I contacted Frank just as I was getting ready to visit the LA area to buy my first home. I wasnt very knowledgeable about the area, or how the process worked. Frank was absolutely amazing! Frank is the best! I had worked with a few agents before to look at houses and none of them ever worked out. Frank did and and got me into my dream home for a low low price. If I ever sell or buy again I am only working with Frank. He is super mellow and easy to work with but you can tell that he will stand his ground for you when it comes to negotiating. I did not have one instance where he was trying to push his ideas on me. He would try to steer me in the right direction to help but if I said aEURoethis is the one I wantaEUR? there were no questions asked. He just said aEURoeOk, Ill go write up the offeraEUR?.I loved that he was willing to really evaluate a house and make an offer accordingly. I told him I was looking for a low price and there was no issue coming in with offers under asking price. In fact he was the one usually suggesting it. He tries to get you the best deal possible. The house that I eventually got had a deal on the table which the buyer walked away from and 2 prior offers on the table. It was because of Franks relationship with the listing agent that they called us up after the deal fell through and let us make an offer. We got it because of Frank. Thanks Frank!
