The Stepanian Team is top notch in every aspect of a real estate transaction! I had been trying to sell my parent's condo for months with no success, not even 1 offer. They not only exceeded my expectations, but I cannot imagine ever seeing this kind of performance from anyone else. They define excellence.My wife and I are well experienced with the benefits of choosing the right realtor. We were aware of Fred and Esther's reputation for being the top realty team in Irvine. We were hoping this reputation was not just based on sales because... we really needed help. When we first approached Fred and Esther, we asked them to take the lead in renovating and repairing, staging, and of course, bringing the house successfully to market. Our situation at the time was somewhat dire, as we not only had to cope with the COVID-19 pandemic, but my wife encountered severe medical issues (unrelated to the virus), which demanded a huge time commitment. We had almost no time or ability to do the massive cleanup--let alone supervising the repairs and renovations our house needed. Because of that, we dragged the process on for months, testing everyone's patience, until summer turned into winter and we had just managed to find an apartment. During that time, the Stepanians introduced us to an insanely capable and affordable general contractor who renovated our kitchen, did the downstairs flooring, and even brought in a team to help with removal of our over-accumulated "stuff". They also helped us move our furniture to our new apartment. The Stepanians provided me with a good recommendation for a termite inspector who did the wood repairs and tenting (fumigation). But by the time tenting was completed, there were only a few weeks left before Christmas. There was still so much to do--upstairs flooring, window coverings, landscaping, deep cleaning, interior paint, attic insulation, many other major and minor repairs, and finally staging. Since we were no longer occupying the house, I told the Stepanians to take over--do what needs to be done. This was like releasing the hounds. No longer restrained, the Stepanians pulled a miracle, scheduling all work back to back, leaving no gaps. And by the time staging was done (they used impressive furniture from Restoration Hardware), the house looked like a brand new model home. Our listing posted just before Christmas--traditionally the worst time of the year. Fred carefully set the asking price. He cautiously thought the price was optimal such that a bidding war might result. And a short bidding war did result, ending in a price slightly above our initial listing. Then we got the news. The sale had broken the record for Westpark Promenade--the highest price seen for that development, including homes larger than ours. We can't thank Fred and Esther enough, as well as all the folk they brought in to complete the job.

If you live within the neighborhoods Fred/Esther cover on their website, I would recommend their team. The key word is team. They have a wonderful team that prepares, presents and executes at each stage of the process. They are a great source to discuss your needs. But I would also recommend...do your own research and understand what you need and how to create a partnership with the team. Selling or buying a house is like preparing for a journey. Know where you're going, your timeline and the people you plan to travel with. We reached our destination as planned. Fred/Esther and team certainly helped us get there.
