Hands (and feet!) down to Kathy and Gia. It was scary for us jumping into such a big decision, buying a home. We saved $ and waited and waited for the right time and the right place. When it finally came along, Kathy made the process so smooth. She gave valuable, professional advice, walked us through steps, answered all our questions no matter how big or small or silly it sounded, and was a call and text away at all times. Kathy is a magician in her craft as a realtor. When we say she is bright, knowledgeable, kind, personable, VERY patient, and just a pleasure to work with it is honestly not an exaggeration. We were very fortunate to find her and Gia Silva of IntiRealty by chance through a podcast during the pandemic; (Livin Latina, Episode 5; Women in Real Estate, October 8, 2020). As I write this review it's occurring to me that it's been EXACTLY 3 years since I listened to this podcast episode to the day my husband found our home and we visited the open house. I was drawn in by Gias charisma, intelligence, and spicy energy and connected with Kathy immediately 3 years ago, wow - pure serendipity! When I say we were still trying to figure things out that is truly the understatement of the year; we had mountains of consumer and student loan debt didn't have a downpayment/emergency fund saved and wanted to simply inquire about what steps were needed to purchase a home as first-time home buyers. What we immediately loved about Kathy is that even though we did not have the money to start buying yet she took her time in guiding us through the process, the market, brought us in to the realty boutique to understand our needs, wants, negotiables, and non-negotiable. She listened to us and was empathetic, never pressing us or making us feel rushed to purchase. When the time came to put in an offer, she efficiently but gently guided us through the pre-approval process (we didn't have one at the start of our 21-day escrow, yikes!) by connecting us with the dream team - shout out to Jeff Wen - our lender- another VIP. Our escrow closed on time and Kathy was with us every step of the way- checking in and making sure everything went as planned and we were well. She was an amazing advocate for us and guided us through the very stressful bidding process. She and the team were so amazing that the sellers realtor, shout out to Josh Mendoza!, was so pleased to work with them- this made our process even more seamless. Who can list a house at the beginning of the Covid-19 crisis, get 8 offers the first day on market over asking price and negotiate the chaos? Gia and her team. We went through 3 contracts for a variety of reasons and still manage to get the highest asking price. Every day there was a different issue to navigate and some new regulation, but through it all Gia and her team kept us informed. I'm not the easiest person to deal with but Gia managed my expectations with tactfulness, professionalism and lots of compassion. Buying or selling - give them a call and you'll see the difference.

Originally, I had spoken with Gia approx. two years ago, and I let her know that I would be selling at some point in the future. I had given her a 2-5 year time frame, and Gia followed up with me every 6 months or so. Gia never resorted to high pressure tactics, instead, she was always pleasant and genuinely interested in our family news & updates whenever we spoke. James and Gia helped us sell our home this year. It was an incredibly stressful experience because we were in escrow 3 times before the deal went through. I was incredibly anxious during this process but James and Gia remained calm and steady, they were always optimistic and positive that the house would get sold. My husband and I were looking for someone to help us buy our new home together. We first met Gia and James at an open house. They were very warm & friendly. We decided to have them as our realtors. They were very knowledgeable and they explained the process step by step. We felt very comfortable with them. I bought other properties before and escrow was always a stressful time but not with Gia, she took care of everything. We didnt even feel like we were in escrow as it all went very smooth. We always recommend Gia and James to our friends and co workers. Even after the process was completed we still continue to be good friends. Gia & James provided top of the line service for our 1st home buy. They went out of their way in every aspect to ensure we were taken care of. Gia & James answered and advised us on all our questions pertaining to the buying of our house and the loan. They negotiated with the seller and got us the best price possible. Let me start off by saying my wife and i cant thank James, Gia, and the whole team at Inti Realty enough. I was in a tough situation in that i needed to find a new home to live in and Fast! I had been previously renting for the past ten years and the landlord decided to suddenly sell the home. Words cannot describe the excellent work that Inti Realty (Gia, James, and Erick) did on our behalf in selling our home. More so, than any other Realtor that we met and who offered to sell our home, Inti Realty were really interested in our home, explained the different modes of selling a home, and at the end of the day, got top dollar for our home. Throughout the process of selling our home, Inti Realty kept us informed on the progress of the sale. When it was necessary that we met in person, they always arrived at our house on time, and made the experience as socially pleasurable as possible. Inti Realty also did other things that other Realtor's rarely do. Among these were: They opened our house to neighbors and catered refreshments for them; They organized and catered a farewell party for us, inviting our local neighbors and friends; They helped with the loading of a container so that our belongings could be shipped abroad; They brought us to tears, when they presented us with an 18" x 24" canvass 'keepsake' picture of our home. Our experience with Inti Realty was extremely pleasant. From day one, Gia and James both chat with us to determine the best location for our new home. They explained carefully the procedure of buying a home (especially as a first time home buyer) and they are honest to explain what are the best options when purchasing a home. They also asked us about work location, family plans, hobbies and likes so they will satisfy our needs. Gia and James take the initiative to drive to the areas of interest and have a constant communication of the house search. We (my wife and I) feel like Gia did the entire work to find our perfect home and location. She really makes sure that her clients are happy. She works fast. The day that Gia found our home, she contacted us right away to go see the house, my wife and I had to go in different days due to our work, but she was there on time and happy to show us a potential house to buy on separate days. Once we told her that we wanted that house, she was on top of everything, submitting the offer as soon as possible. Even though there was another potential buyer who offered cash (our competition) somehow she talked to the sellers and somehow she convinced them to accept our offer, and they ACCEPTED IT. In order to finish the home buying procedure, she made any arrangements to meet us anywhere and anytime. Not only we found the best realtors, we made really good friends as well.

James and Gia are an amazing team with a passion not only to assist their clients with their real estate needs but also educate them throughout the entire process. My husband and I weren't sure if we would ever be home owners because everything about buying a home just seemed so complicated but this team made our dream a reality. When I met Gia for the first time she was so professional and knowledgeable and she had answers to all my questions and really made me feel at ease. When I got home my husband couldn't believe that the words "maybe we can actually buy a home" came out of my mouth because I was the one who said it would never happen because we couldn't afford it. All four of us met for dinner a couple weeks later and my husband and I knew that the perfect real estate team was on our corner and that we would be home owners. My husband and I had a 5 year plan to save money and really prepare for what would be the biggest purchase of our life but James and Gia had a different plan and 3 1/2 months later they handed us the key to our beautiful home in Yorba Linda. They were on it and they did all the work and all we did was show up to see the homes they thought we would like. This team works so hard and their only concern was that we were satisfied, they paid attention to all our needs and they stuck to our list of must haves. What we appreciated most is that they were honest and transparent, they would tell us what they were doing and would check in with us as they moved along and even though sometimes the news wasn't pleasant they always had a solution for us. They made us feel like we were their only clients because they were always there when we needed something.
