I have known Joseph for many years as he is the primary listing agent for the high end, custom, and exclusive homes in my neighborhood. He always impresses me with his knowledge of the current market conditions and drivers that are in play for each of the homes he is selling. I contacted Joseph when I became the Trustee for 3 rental homes that I needed to sell. These rental homes had been in my family for over 50 years. It was a great experience as he delivered an incredible outcome for me. Joseph is a great communicator and he set expectations up front with me. He offloaded the entire project from me and brought in his A-team to transition these rental homes into amazing starter/retirement homes. His team of contractors, painters, landscapers, and stager are amazing! They repaired and replaced amenities as needed bringing everything up to the current building codes, so each home would pass the inspections. The interior and exterior of each home was painted and beautifully landscaped. They uplifted these homes to become elegant living spaces for the future owners. When each home was finally listed, I was stunned as to how amazing each home looked. The staging was very high end with each room impeccably decorated with thoughtful finishes. Even the outdoor patios were staged. They looked amazing! All of this beauty was captured in the photos Josephs team created for each listing. By the time they sold, each house had over a thousand views on Zillow. What impressed me most about this experience was Josephs ability to manage his team to deliver on an aggressive schedule. He maximized a great return for all the work his team put into these homes. Within 3 months he had all three homes on the market and sold. Each home had 5 amazing non-contingent offers and sold in less than one week. All three homes sold way above asking (listed at competitive prices), and all closed quickly without any issues. I am writing to recommend Joseph Sabeh Jr as the premier agent in the Fremont California Mission Hills area. Without a doubt, Joe is the agent we are extremely satisfied having achieved the outcome beyond our expectations of selling our home. Before considering to sell our home, we have received flyers in our mailbox from realtors and selling agents within our area. For some, my wife and I did review the flyers on how each was promoting their services. Some were new names and some were consistently present. What caught our eye, was the sales or listing in order of highest price homes that the agent has sold. We matched the selling price of what we were thinking of, for our homes worth to the agents listing. Of course, the pictures of homes sold and the one-liners of what made the sale were important. Joe caught our eye consistently with his very beautifully designed flyer, the listing of high price homes, and the photos. We then considered the factors of aEURoefamiliar with the areaaEUR?, getting an idea of the marketing strategy for selling, online reviews, and then the interview. We purposely did not disclose our home address for our 1st meeting with Joe, rather meeting in his office. Then Joe checked all our boxes of selling high priced homes, advised us on strategy, and by our 2nd meeting, he had prepared a professionally done summary report of the area sales, photos, and assessment of the value of our home, and discussed our way forward based on our priority of time to sell and price. The best outcome for us, turned out that Joe has had potential buyers very interested in our neighborhood in his client relationship list and when it was the right time, checked with us, whether we would allow a tour. We have been incredibly impressed with Joe Sabeh since we first met him at an open house in Feb of 2020. We told him that we were planning to sell our property as soon as our other house in San Jose was remodeled. Unfortunately COVID hit and our plans were put on hold until Nov 2020 when the remodel process resumed. With our remodel nearly completed in Aug 2021, we met up with Joe again to discuss selling our property. He laid out a very clear path forward. Simply move our belongings out of the house (which was accomplished expeditiously by his recommended moving company) and prepare the house for sale by making remodeling improvements by his very talented team, which included an amazing staging designer, as well as his team of extremely competent construction contractor workers, landscapers, and professional painters. Shortly after moving our belongings out of the house, Joe's team transformed the house into a beautifully staged home in about three weeks which was incredible! We never thought it could happen that fast, but it did! Upon listing on a Friday evening with an open house that weekend, Joe had numerous inquiries after the weekend showing. Within six days, we had multiple offers well above asking. With Joe's advice, we took the top offer which was $380K over asking! This was way beyond what we were expecting! The offer included a three week closing, we closed in 20 days which was astonishing! We are so extremely impressed with Joe's professionalism throughout a very stressful process.
