This review is long overdue! My mom and I were looking for an investment property in the Encino/Tarzana area. We wanted to find a home that needed minimal work, could be leased quickly, and would provide residual income for us. Josue was able to find us the perfect condo and facilitate a transaction when my mom was mostly out of the country. Once we were able to, he began to heavily market the unit and we had a new tenant in the home 2 weeks after our escrow closed!He was able to match us up with a reputable management company nearby and he continuously checks in with us! Once things get back to normal, were ready to make our 2nd investment purchase with him. We are happy to have josue on our side and I can see myself doing more transaction with him in the future!

I highly recommend working with Josue! As first time home-buyers we were extremely nervous about the process and also a little clueless. We didnt know about appraisals, contingency periods, multiple counters - theres so much to buying a house. Josue calmly reminded us that this our home would probably the biggest and most important purchase of our lives. Hes right and he was able to guide us through the process with calm and attention. I dont know how he managed it, seeing as I text and called him so often! Aside from guiding us through the process he was able to negotiate so many great terms for us! And the one thing he couldnt get repaired was the stove; so as a closing gift, he gifted us one! I'm beyond impressed with Josues attitude and his compassion for his clients. My boyfriend and I are in the beginning stages of buying a home. Who would have thought there were SO MANY STEPS. Josue helped us with a buyers consultation 3 months ago - where we discussed the entire escrow process. We met with his recommended lender and realized we needed to put in some work in order to qualify at our desired purchase price. Josue checked in with us the entire time. He's been honest and accommodating while managing expectations. We're now preapproved and ready to submit our very first offers!! He's picked out the perfect homes for us, and despite COVID-19 I'm confident we'll be homeowners in the next month.

With Josues assistance, upon purchasing our new property we had instant equity in our home. We purchased our home at over 100k UNDER its appraised value. Josue is a masterful negotiator and extremely competent. Thankfully, hes also patient and was professional in all communications as we had many, MANY questions. Further, we had some minor repairs needed in the home. He was able to schedule everything for us right at the close of escrow. Josue helped us find our dream house !! We were not familiar at all with how challenging and time consuling it would be to find a house.....and all the hoops we would have to hump thru to get it. Its mind boggling how many things need to align to be able to buy a house. Credit, down payment, debt to income....and thats just a few things on our side then after all that, the house needs to fit within certain parameters as well in order to qualiffy. Needless to say we had no idea of all these things and then some. We met Josue thru a mutual friend and he has been a gift ever since. He walked us thru what we needed to do in order to qualify. After some time of helping us get all our ducks in a row we set out to start viewing houses. I have been blessed to have a partner with very speciffic and uncompromising requierments...... That sometimes can also be a challenge as it can become time consuming and a bit frustrating to meet all her requierments. I have to give major props to Josue for navegating the speciffics of all our needs with patience and tact. Not once did we feel pushed or rushed to settle for anything that did not speak to us......and there were A LOT of house that we saw that did not speak to us. Thru all this he was impressively calm and proffessional even when we were clearly getting frustrated with the process. We finally found the one, how and where we wanted it.....but a bit out of our budget. I dont know how he did it but after some intense negotiations he was able to get the price down to within our reach and boom !!! We were in.....say hello to newly minted home owners. Josue is one of the most professional, courteous and reliable agents I have ever worked with. We're currently looking to buy an investment property in the USC or K-Town area and Josue has proved to be very knowledgeable. He has a plethora of contacts that would allow us to turn a fixer-upper into a profitable investment. He knows market rents, extensive tenant-landlord laws, and is familiar with the complicated rules of LA Rent Control.
