I recently had to sell my parent's home in Indio to relocate. I researched the top agents that served the area and was able to create a list of about a dozen agents that seemed pretty solid. Then came the first test. If I call, with my out area phone number, will they answer my call. If they did not, I was not leaving a message. I was moving on to another agent that took calls. My reasoning is what if someone is driving by the home and sees the sign, or sees it online. I want the home to get sold so the agent better answer their phone! From these calls I was able to decide on two agents to interview. The reason we chose to hire Justin and Sarye Smith is summed up here: Prior to getting the listing- They listened to the clients needs, concerns, and ideas. They were able to respectfully educate the client on the market conditions, pros and cons to listing at different price points, staging the home, etc. They drove around the neighborhood to see some of the other homes for sale currently, along with homes sold recently. They knew the competition. They knew what perspective buyers had to choose from. This helped them advise on the best list price. Once we decided to list with Justin and Sarye- They hired an amazing photographer with immense talent. They took aerial photos to show the homes placement on the golf course as well as show the amazing backyard patio and pool. Sarye created professional grade videos for social media to hype up the potential buyers. They arranged successful open houses that resulted in offers coming in. They were able to smoothly, professionally, and respectfully negotiate a sales price above expectations. The sales process was smooth and pain-free. They even negotiated to allow the seller to stay in the home an extra week to allow time for the replacement home to close escrow, plus for the seller to get packed up and move out. In summary: Justin and Sarye worked with immense integrity. They were straight forward an honest with expectations, requirements, and all dealings. They were easy to talk to and really listened. They were never pushy in any way. They always answered phone calls and responded to texts. We were never left felt unsure of what was going on. I cannot speak highly enough of these two! My husband and I had less than a month to list/sell our house, move across the country, and find a new home. I contacted Sarye, and she got back to me within an hour. Not even 24 hours later, they were at our house to see it, and to set up a game plan for open houses/showings. Justin assisted us to get everything ready, and even came over to help when we had an emergency of our garage door breaking (three days before closing). We recently purchased a home in Rancho Mirage. I am guessing we toured at least 20 homes over a 3 month period prior to settling on the one we bought. Justin was very patient with us, and knowledgeable about the area, which we needed because we were only vaguely aware of the different neighborhoods. Justin is truly a man of integrity. I was trying to buy a home he listed and asked him to represent me as the buyer also (which means he would of been paid double the commission) but he started disclosing things I felt wasnt necessary to disclose or that he was not obligated to disclose to me (like water leaks from a year ago and other issues that were already repaired by the time it was listed) thats when I felt his true sincere side. This man is a man of honor. We found a home together and he helped me buy the home (5k under asking when I was willing to pay more) and hes helping me find some people to remodel our new home. Their ability to market my property with staging the furniture and a high-quality photographer gave my house an edge over the competition. Solid advice was given through the process, and I never once felt that a selling agent's interest in closing quickly took priority over my own interests. They were able to quickly source a professional to work through all the inspection items that might delay a timely closing. As COVID-19 began shutting down government agencies, they were able to orchestrate a move-up of the closing date so that everything cleared successfully just in time.
