We needed a trusted agent who could handle the sale of our home while away traveling abroad. The year before, our attempt to sell the home with a different agent, did not work out due to the logistics, communication, and other barriers of having to sell a home while away. Justin made the process possible, from ensuring the home was staged for the important photos to sharing updates with us despite the time zone differences. Long story short, if you are away or in town, give Justin a call to sell your home, even during a "tight" market, he knows how to get the job done. We launched our search for a new home in Sacramento as a newly retired couple from a far less competitive market on the East Coast. Our goal was to downsize to a safe neighborhood close to our grandchildren. We were enthusiastically referred to Justin Vierra through a relative he'd represented as a buyer's agent a few years ago. We are delighted with the outcome: an attractive, affordable condo in a quiet neighborhood close to our grandkids. We found Justin to be smart, strategic, and responsive to our priorities, demonstrating excellent human interaction skills among the many players in real estate transactions. His demeanor is calm and friendly but professional, and his attitude was always positive. Justin also helped us obtain a "concierge" range of assistance including movers, cleaning service, property insurance, inspection and minor repairs. All were skilled and personable and offered reasonable rates. Signatures for volumes of paperwork were accomplished electronically, with Justin and his staff always available to answer questions or give a heads up on what to expect. While in the process of relocating to another state, and a new job, Justin made the process of selling my house extremely straightforward. Through online documentation and email, I was able to sell my house for a fantastic negotiated price. Our family had been searching for a home for three months, with 12 offers all rejected under other realtors. The home buying market was extremely competitive and we were struggling trying to figure out if wed ever find a seller even willing to consider accepting an offer using a VA loan. A friend recommended Justin to us since Justin was able to help her buy a home using her VA benefits too. Justin was extremely knowledgeable and had good suggestions for us to try honing in on homes we had the best chances with, that still also fit what we were looking for. We appreciated his honesty, and that it didnt come with any pushiness. Justin was good we used him to sell out previous North Oak Park home and buy our current Midtown home. Everything worked out and Justin had the contacts to deal with a difficult seller. There were extensive inspections necessary on the midtown home. The sale of our home was where Justin really shined it was in contract approximately 4 days after listing for over the asking price.

Justin helped us move into our dream home, and it took a lot of work! First, we were not actively looking but noticed the house through one of the excellent daily emails he sends to clients. He got us into to tour the house the same day. Second, we knew we needed time to prepare and sell our old home, so he negotiated a unique contract that gave us enough time to be ready. Third, he priced and showed our old home masterfully, getting us top dollar and a very quick sale. Finally, when problems with the inspections arose with our new house (an old Victorian on the historical register) he was both aggressive and flexible when needed to give us peace of mind. It was an absolute slog to get where we are but I am extremely happy with everything Justin and his team did to make it happen.

I originally reached out to Justin in 2016 to sell my home in the Ironworks development. After seeing his signs all over the neighborhood when folks sold I figured he would be the guy for the job and after meeting him I was positive he was the guy for the job! After signing the company I worked for at the time wasnt on solid ground so I held off on the sale of my home and never once felt pressure from Justin to go forward if I wasnt comfortable. Fast forward to Spring of 18 when a position opened up at my new company in Portland. I once again called Justin and couldnt have been happier with the experience him and his team provided. I was in a time crunch as I had a contingent offer on a home in Oregon. With Justin being in the business for quite awhile he has many resources and I was able to have painters and carpet people in my home the same week I called. The following week we were on the market. I had an offer within days of the open house but Justin and his team did not stop there. I was also presented with a backup offer and had another interested party just in case. Justin and his team were extremely professional, organized, and knowledgeable. I knew at all times what stage of closing my home was in from Justins weekly videos or Britanys e-mails. The team made this transition super easy with Britany scanning documents and getting them to the appropriate parties and Justin even calling my home builder in Oregon so they knew where we were at in the process of selling my home. The cherry on top was we broke a record for 2 bedroom homes in Ironworks. I have nothing but positive things to say about the Vierra Group! The whole process of buying our first home was initially quite daunting as the market was picking up but Justin immediately put us at ease during our first consultation. I flew out and saw the property and confirmed it was perfect. He arranged to have inspectors there during my visit and we finalized everything. The process went very smoothly.
