Greetings, We were first time sellers of our family home and the process was filled with a "have never done this before" component as well as the mixed emotions of saying good bye to a certain portion of your history. Though all of these trials we were lucky enough to have Kathy as our realtor...she was very clear...concise...patient...professional...and understanding of what our goals were and she did an excellent job of explaining the positives and negatives of each decision we were making or trying to make. Simply put, Kathy was the reason we were able to get our house, period, when no other Realtor would have been able to do so. Kathy was patient and diligent during our search process and very helpful with providing potential listings that matched our priorities and accompanying us to appointments and open houses. But, honestly, the searching and viewings are the easy and fun part of the process for potential buyers these days, with all the listings available on the Internet. Kathy was great during the search, but, in our opinion, where Kathy really excels and provides unparalleled experience, guidance, and support is the offer, acceptance, and closing period. We were in a robust multiple offer situation, competing with other potential buyers offering all-cash (we were not) and even upfront waivers of the inspection contingency. Kathys experience in this neighborhood, rapport with the sellers agent, and negotiation skills were the reasons we were able to get the house, despite the competition. Throughout what was an intense few days of bidding and negotiations, Kathy was always available, proactive, and responsive. Additionally, we were not local to the area, and during escrow and closing, Kathy scheduled and supervised all the needed inspections and provided valuable advice on items to ask for repairs/credit. It was daunting to enter this crazy real estate market for my wife and I as first time home buyers. However, Kathy as our real estate agent was invaluable in helping us to navigate the nuances of the market and we are so glad she kept us going with her encouragement after multiple bids going to other buyers in a super competitive market. When my 96 year old mother needed to list and sell her house that she had lived in for 50 years, a friend recommended she talk with Kathy. After interviewing Kathy and two other agents my mother decided that Kathy was the obvious chose. She was not only very knowledgeable about local home prices and values, but she had a long resume of successful sales and an excellent strategy to position this house for a quick sale. Within three days of executing the listing agreement Kathy arranged for a professional home stager to come to the house and set up impressive furniture and art work to help highlight each room.From the time Kathy listed the property it took less then two weeks to place in escrow. She qualified the buyers as to their financial qualifications and was able to close escrow within 30 days. There was much to be done: removal of furniture, cosmetic touch-up and cleaning on our part, and staging, photographing and publishing by Kathy, and she guided us through the process seamlessly.
