My family has been very blessed to have Micheal Delgado as our Realtor! Two years ago I needed a Realtor in Ventura County to help me sell my grandmother's home in Port Hueneme. I live out of the area and I didn't know of a good Realtor, so I searched on Zillow. I found Micheal and gave him a call. I knew as soon as we talked that he was the right Realtor for the job. Since that call, he has helped us through two very difficult real estate transactions. The first was selling my grandmother's home which had not been updated since the 1960's, all while I live 4 hours away. Michael helped to facilitate the clean up and renovations before the sale, watered the grass so it wouldn't die, and so much more, going above and beyond what the typical agent would do. Shortly after escrow closed on my grandmother's house, my father unexpectedly passed away. I contacted Micheal to assist me with the sale of my father's house in Santa Paula. This house had a lot of extraordinary challenges, including extensive fire damage, and at times I wasn't sure if it would sell. Michael again went above and beyond to get the home sold. He was always patient, encouraging, positive, and kind during this difficult time. Our family can't thank him enough for everything he did to sell this house. As a value investor, tired of the over priced property in Orange County I explored opportunities in Ventura and made many trips there on weekends to get a feel for the market by cruising around looking for open house signs. Three trips in a row at the houses I viewed , there was Michael Delgato. Each time I I spoke with him I was more impressed with his local market knowledge and how explained he worked the network of properties that were not yet on the MLS. I figured I'd give him a try, he contacted me shortly thereafer with an estate sale fixer in the Avenue, We strategized how to get the attention of the administrator with our offer, and put the deal in escrow. Subsequent disclosures revealed significant issues with the property and Michael was instrumental in negotiating compensation and kept the deal alive. While this was still in escrow we came across a foreclosure and Michael worked artfully with the bank in getting this one into escrow as well and again negotiated allowances for deficiencies unseen when the original offer was made. Michael closed both these properties. If you are not an expert in Ventura real estate , you need an Expert- Give Michael a try.

As a Real Estate investor, homeowner and a former Realtor, I have probably conducted more Real Estate transactions than the average person. I'm a private investor. I had to take back this property as bad debt. I called on Michael Delgado for his experience in his REO and bank owned properties. I called on other REO agents but Michael stood out. Since I don't take back too many loans I wasn't too sure what questions to ask. Michael brought up many solutions to my concerns before I knew what to ask for. It was obviously that this wasn't this first rodeo so I allowed him to manage and market of this property. I came to town just looking. I found a quiet place far enough away from LA, yet close to home. I met Mike through a friend who has used him before. I was looking for beach homes both on the beach or perhaps just a small view. Mike educated us about every neighborhood that interested us. He found us a beach front home way out of our price range. He explained his strategy to us so we put some trust in him. I thought he was crazy, but we put the offer in anyways. As we went back and forth, edging at the price, I couldn't believe a beach front home was in our reach. We were about to sign off and accept, but Mike offered one more suggestion. The owners of this vacation home had already found themselves another vacation home so they won't need their furniture, big screen TVs, etc. He asked us to accept their price and ask for all furniture and we got it. Mike helped me by a bank owned property. I spoke with a few realtors while searching for a home. I've learned that most realtors are the same. They are all willing to help and rarely answer their phones. Mike Delgado on the other hand was very responsive and we talked at 9:30 at night to calm my nerves. and of all the realtors I spoke to, Mike know more about bank owned properties than anyone I have ever met. He understands the banks systems and could estimate how many days on the market a bank will decide to reduce a price. I got a great price for my home. I wanted to bit a higher price but Mike had a better strategy that saved me about $15,000 had I not listened to him. I now have over $100,000 in equity.

I bought a short sale from Michael. He was helpful and I believe I got a good deal on it. He was recommended to me by a friend. He knows his stuff. He's a great negotiator and understands distressed properties more than any other realtor. He sometimes takes Sundays off and that's when I needed him the most to answer my questions. My husband and I would not have been able to get into our dream house without Michael Delgado. We put an offer down on our house but after the offer was accepted, the escrow fell through on the house we were selling. Basically the nightmare scenario of home selling. This guy is a crack up! He had me laughing so hard. After interviewing 3 agents over the phone I hired him to sell an investment property. I never met him in person. He faxed over a listing agreement to me and I signed and faxed it back. He started his stuff. I went to his first open house. He greeted me like a true professional. I was testing him since he didn't know what I looked like. He was talking to an interested buyer and I admired his questions he was asking them. I always thought that open houses were for realtors to get more listings and buyers but Michael did a wonderful job bringing me an offer on that Sunday open house. I told him that I was in town and we met for the first time in his office.
