Phil was a blessing. He is so knowledgeable about the local market, the market considerations, the details about everything imaginable, that he quickly gained our complete confidence. It was well placed. He told us black front doors help sell; we painted it black. He picked the colors for new paint inside and out, recommended an exceptional handyman, house painters, window-washers, et al. And when I say “et al,” I emphasize the “al”! We did every single thing he told us and we got two bids within two days of putting it on the market. There’s not a single thing I can find to quibble about. Phil totally rocks. 15 years ago we bought our home from Phil. So when we started thinking about selling, we went back to our local expert. What started one evening as a “what if” conversation about market conditions, quickly developed into an insightful and smart run down of all the pros and cons of making that move now. Phil has bought and sold so many houses in Park Santiago and Floral Park, that he can instantly give you a sense of not just your home, but those in your area and what’s going on as the neighborhood evolves. From the architectural insights to the financial analysis and educated insights into where the markets might be headed, Phil always makes you feel comfortable, answers a million questions and helps you get to the decision thats right for YOU. With that said, it can get a bit crazy once you decide to go for it. Phil walked though every room, gave us a list of things we could or should do to make things more sellable and gave us the all important numbers for people who could help get things done; whether it’s a painter, handyman, floorer, termite company, or AC tech … Phil’s contact list is extensive. Don’t get us wrong, it can add up ($) - and as hard as they work, you end up working harder - packing, moving things, editing, simplifying, cleaning and fixing a million little things - you’ll end up being exhausted! But it will be worth it. Our home looked fabulous - the photos were amazing (another one of Phils team), and we were ready for the open house in 2-3 weeks (with all of the things we’d been meaning to fix over the years now completed!). In 33 days we went from conversation to closing; with multiple cash offers - all above asking price, and the ability to rent back while we finalize our next move. We couldn’t be happier - and we think the new owner will be thrilled with the house and this great neighborhood. This realtor tried selling us on the idea that "you get what you pay for" so we put him off for a bit and went with another realtor who only charged 1% for listing a property of ours for sale. After a few months with some interest and getting the highest bid offered at $950K with no one actually opening escrow we decided to go with Phil Schaefer to see what he can do on the understanding that if we could NET $950,000 after realtor and escrow closing costs that we both understood he would most likely be wasting his time and that we would not close with him as our realtor. Phil assessed the surrounding area comps and created a strategy where he said so long as we follow his instructions, that he isn't allowed to legally promise a result or outcome but that he'd be surprised if we didn't get above asking. Since we had nothing to lose we gave him a shot and followed his instructions. When all was said and done Phil had our house in escrow in a couple weeks, with offers that went nearly $50K over asking, including multiple backup offers. We closed escrow in under 30 days, netted more than we wanted, got more offers and interest than our previous realtor and even more than the house selling down the street, and we closed sooner. Phil actually got our house to sell for more than any home in that area. We then understood what he meant when he said you get what you pay for. He earned every penny of what he got. We later realized that he really doesn't have to negotiate his listing fees because he will make sure that you are happy with the final offer and that he will have sold it at or above asking to cover his fees. So realistically going with Phil was cheaper than going with a 1% listing agent, because although he charged more, we actually netted more. We would highly recommend Phil as your realtor and if you are concerned about fees tell him upfront what you are looking to net and he will tell you realistically what to expect and at the end of the day, you don't have to close with Phil if you don't like the offers you get. But based on our experience we got more than we thought and he under promised and over performed. We will absolutely use him for future house sales.

Phillip was referred to us by another realtor as he was said to be an expert in the area where we were listing my fathers home. My father who is 88, has lived in the same townhouse for 25 years. Moving is very overwhelming as far as downsizing, packing changing adress info etc. From the start Phil became like part of the family. He personally became involved as if my father was his. He was up front on what he believed to be the best price to list the townhouse for and was very patient with me and my dad when it came to the paperwork. Bottom line we sold the property in a very short time and Phil also cooordinated with the realtor of my dads new place to close escrow almost at the same time so the moving experience would be smooth. Phil also recommended a moving company who we used and were very happy with. I went back on the last day to clean up the townhouse for the new owner and guess who showed up. Yes Phil. He even held the dust pan while i swept up the little amount of dust that was left. That is what it is all about. the personal service and the followup after the sale. Phil represented me on a recent sale at the end of June. This was the worst experience I have ever had with an agent. He failed to manage the buyer's agent in release of contingencies - which exceeded the 21 day timeframe. He also incorrectly executed contract terms that put me in a bind in terms of moving. Promises to remedy or compensate for this were never followed through by the broker. I had to pay an attorney to find out if I had a valid contract and determine my obligations given this screw up. Phil was unresponsive to request for several documents, some of which I have never received. I would not use him as either a buyer or a seller.

Phil did more than selling our house, he in fact was the agent that helped us buy the same house a few months earlier and when suddenly we had to move out of California we put the house in the market in a few short months after we bought it. Phil was great to work with and was very patient with me being a first time home buyer. I had a limited budget and Phil worked with it and didn't try to get me to exceed it. We looked at a lot of houses and finally found a short sell in Anaheim that took 5 months to get but we got it. Terrible. Just terrible. He has some good knowledge but he is slow to reply and in fact just stopped replying to me one day. I guess I asked a few too many factual questions that didn't end with me clapping once he got around to the 'buy now or forever be priced out' line. He's not the only one who uses that line. OC agents in general are terrible for that. Still searching for an agent with some intelligence. Asked around about Phil and have been warned to stay away from him as he's very focused on his $$.
